Real estate developer Robert Hornsby had a specific vision in mind when he began construction on the 321-acre Windsor Forest community in 1971 in Centerville, Virginia, strategically designing the streets, houses and amenities to match the rural charm and rustic beauty of the surrounding Atlantic pine forest north of Williamsburg, leaving as many native trees in place as possible. Windsor Forest was one of the first planned communities in the area, but in the years since residents first moved into Windsor Forest, the nearby city of Williamsburg has undergone a considerable expansion, shortening the distance between Centerville and Williamsburg and inviting waves of new commercial and residential development. Despite this expansion, Windsor Forest and other Centerville communities have largely retained their rural roots, offering a quiet but active suburban lifestyle within minutes of Williamsburg's shops, restaurants and nightlife. “These gated communities are like cities unto themselves,” says Colby Roberts, a second-generation associate broker with Howard Hanna William E Wood. “But if someone works in one of the hospitals further down the peninsula or in an office in Richmond, they can easily hop on Interstate 64 to commute into work.”

Nearly all of Centerville’s housing market is located within the gates of a large HOA community like Ford’s Colony, Windsor Forest and Seasons Trace. These communities share a similar mission and model, providing gated streets, fun community events and exclusive access to the HOA’s amenities — pools, tennis courts, pedestrian trails and recreation centers — with optional membership in a country club. The quiet streets meander around landscaped ponds, wetlands and woods, with several architectural styles, including condominiums, townhouses and single-family homes. Centerville’s housing market typically consists of over 100 homes ranging from $400,000 to $700,000, roughly $100,000 more than other neighborhoods around Williamsburg.

Students in Centerville begin their education at Norge Elementary School, an above-average school with an overall B-rating on Niche and a student-teacher ratio of 14-to-1. Shopping and dining nearby on Richmond Road

Richmond Road cuts a vertical line down the eastern edge of Centerville, serving as the neighborhood’s busiest road and primary commercial thoroughfare. Most of Centerville’s retail stores, restaurants and supermarkets are located on Richmond Road, including Harris Teeter, a grocery store chain with an in-store Starbucks and sushi bar. Getting around Centerville

Occupying a large area of land along the Chickahominy River, Centerville is a car-dependent neighborhood located near Interstate 64 at the narrow entrance to the Newport News peninsula between the York and James Rivers. Residents can quickly hop on Interstate 64 to make the 54-mile commute into Richmond — home of the nearest international airport — and the nearby Williamsburg Transportation Center offers Amtrak rail service into Richmond, Washington, DC and beyond.
