Toccoa is a small city in northeastern Georgia nestled in the foothills of the Blue Ridge Mountains. Toccoa's median home price is $250,000, significantly lower than Atlanta's. "Toccoa is an area that hasn't fully developed yet, but growth is on the horizon," says Andrea Anderegg, Realtor and owner of Adams Realty. Anderegg has been selling homes in the area for 13 years. A short path leads to the 187-foot Toccoa Falls waterfall on the campus of Toccoa Falls College. The Tugaloo Bend Heritage Park, a former Cherokee village spanning 87 acres, can be explored by hiking or kayaking. Paddle boats and fishing are popular at Lake Toccoa. Historic Ritz Theatre is the soul of downtown
Renovations at The Historic Ritz Theatre have returned its Art Deco façade and marquee to their 1930s glory. The previously dilapidated structure now annually hosts over 100 shows. Live performances are also frequent at the Tugalo Street greenspace, while the Toccoa Symphony Orchestra plays at varying locations. The city allows public consumption in the entertainment district that surrounds the theater. The Currahee Vineyards is known for its mountain views and award-winning selections and wine slushies. "Toccoa strikes a unique balance. While it's a small town, it's big enough to offer some of the national stores that people need and yet have the small-town convenience and uniqueness," Anderegg says.

Toccoa hosts over 50 annual events
The city hosts 50-plus events throughout the year, ranging from ChristmasFest to a Juneteenth celebration. During Currahee Military Weekend, the city celebrates its military history, which includes having served as the training ground for 18,000 World War II paratroopers. On Saturdays from June through August, thousands flock to Doyle Street for outside concerts during the Ida Cox Music Series.

Amtrak runs to Atlanta and beyond
Amtrak's Crescent line has two daily stops in Toccoa. Atlanta and the Greenville-Spartanburg International Airport are reachable via Interstate 85. Athens, home of the University of Georgia, is 51 miles away. Anderegg says the city sits on the outskirts of the Atlanta suburbs. "This offers a balance of commutability and affordability."
Reaching Toccoa from Interstate 85 is easy.
The Crescent Amtrak line runs twice a day, making stops in Toccoa at around 6:15am and 9:50pm., so you can easily catch a ride at your convenience.

Toccoa's climate brings four seasons
The city has hot summers, mild winters and cool springs and falls. "Toccoa offers the charm of all four seasons, which many people appreciate," Anderegg says. "It's a perfect spot for those looking for a climate that's not too extreme. Nestled in the mountains, it doesn't see heavy snow often, but when it does, it's a beautiful sight — and it doesn't stick around for too long."
According to Georgia Bureau of Investigation statistics, Stephens County's crime rate per 1,000 residents rose 15% from 2022 to 2023. The rate in Fulton County in northeast Atlanta more than doubles Stephens County's.
