Lower price points, suburban amenities and proximity to Buffalo

If you want to live in the Paramount neighborhood of Tonawanda, New York, you’ve got to move fast. Homes here typically sell after 11 days on the market compared to 39 days nationwide. “Things are still flying off the market here,” says Kathyrn “Trina” Schiavitti, a licensed real estate salesperson with HUNT Real Estate ERA, who grew up in the area. “It’s because of the price point. It’s really affordable and there’s a shortage of real estate.”

In addition to housing prices that are well below the national average, Paramount offers a quiet, suburban vibe and proximity to work or play in Buffalo. “It’s close to Buffalo, but it’s still the suburbs,” Schiavitti says. “A lot of people who live here work in Buffalo. It’s just a 15-minute commute to downtown.”

Colonial Revivals and Cape Cods from the 1940s and 50s

Located less than 15 miles north of Buffalo by way of Interstate 190, those looking to move to Paramount will primarily find single-family homes built in the 1940s and 50s. They come in a mix of styles, including Colonial Revivals, Cape Cods, Tudors, and ranch homes. Row after row of houses can be found along sidewalk-lined streets. They commonly rest on compact lots shadowed by the mature maple and elm trees that are common to the area.

The median home price is $235,000. A cozy three-bedroom, 1,000-square-foot cottage could be found in the high-$100,000s, while a more spacious three-bedroom, 1,500-square-foot runs in the high-$200,000s.
