Suburban living with proximity to the Niagra River and Buffalo

Residents of Riverview don’t actually have river views. However, within a short-mile bike ride, they can watch the seagulls fly and the sunset over the Niagara River at Aqua Lane Park. Located in Tonawanda, New York, less than 10 miles north of Buffalo via Interstate 90, residents here enjoy the wealth of nearby outdoor activities, the quiet, suburban-vibe and housing prices well below the national average. “It’s a great place to raise a family. There are a lot of parks. The schools are good. It’s really close to amenities and it’s really close to Buffalo,” says Charles Glander, a broker with Avant Realty, who has been selling homes in the area for seven years. “If you don’t want to live in the city, but you work in Buffalo, it’s still an easy commute.”

Cape Cods and ranches on sidewalk-lined streets

Those looking to move to Riverview will find homes primarily built from the 1940s through the 1960s. They come in a range of styles, including Cape Cods, ranch homes and split levels. They commonly rest on sidewalk-lined streets with compact lawns and established shrubbery.

The average list price is $175,000. A cozy, two-bedroom, one-bathroom cottage goes for around $160,000, while a more spacious three-bedroom, two-bath home costs around $200,000. “It’s a strong market. If a home is priced correctly, it sells within a week,” Glander says. “The homes there are affordable and they aren’t really large. It’s a good place for first-time home buyers or someone who wants to downsize.”

Award-winning pizza at Romeo & Juliet's

Riverview is primarily residential and beyond a 7-Eleven, on Sheridan Drive, there’s not much in the way of retail. However, following Sheridan Drive just a mile outside the neighborhood leads to plenty of nationally recognized shopping and dining options, including Aldi discount grocery, Panera Bread and Rite Aid. For dining out, Mitchell’s Tavern, on Sheridan Drive, is known as the place to go for a hot roast beef sandwich and a cold beer, while cheering on the Buffalo Bills football team. Romeo & Juliet’s, also on Sheridan Drive, is a local favorite for award-winning pizza and Italian desserts.
