Rural Little Italy of Northwest Arkansas known for its grape production
Hidden away in the Ozark Mountains is a little slice of Italy. Tontitown is a small rural city in Northwest Arkansas with a long history. "It was originally founded over 120 years ago and was a primarily Italian community, so it's still steeped in Italian tradition," says Paula Prince, an executive broker with Better Homes and Gardens Real Estate Journey. "It's on the outskirts of Northwest Arkansas and has a lot of industry around it. Several news organizations have rated The Northwest Arkansas metroplex as one of the top 10 places to live in the US." Italian immigrants originally came to Arkansas in the 1890s, settling in the state's southeast corner. Catholic priest Father Pietro Bandido bought a plot of land in the state's northwest corner and brought 40 families with him in 1898. After a harsh winter, the settlers had a successful harvest in the fall of 1899 and celebrated with the first Tontitown Grape Festival, a tradition that continues to this day. Modern Tontitown is a fast-growing rural area with convenient access to local major employers, highways and the city amenities of nearby Springdale.
Ranch-style houses with elbow room and new construction homes nestled together
Much of Tontitown is rural, with ranch-style homes and farmhouses dotting the countryside roads, often with large lots spread out from each other. There are several newer subdivisions with new traditional homes being built. These homes typically have brick exteriors and built-in garages. They are closer together than the homes in the countryside. Sidewalks line the streets, connecting the front yards and offering walkability through these neighborhoods. Three-bedroom homes typically cost around $300,000. Four-bedroom homes in the subdivisions cost around $500,000. Houses with more acreage can cost between $600,000 and $900,000.
Some ranches in Tontitown have quaint covered front porches.

Highly rated Springdale Schools offer many ways to engage students
Students in Tontitown might attend Bernice Young Elementary School, Hellstern Middle School, Central Junior High School and Har-Ber High School. Young Elementary is rated a B by Niche, Central is rated an A-minus, and Hellstern and Har-Ber each receive an A. Har-Ber High School serves approximately 2,200 students in 10th through 12th grades. The school has a student-teacher ratio of 14-to-1. Students can participate in several clubs at the school, including an aviation club, cycling club and fencing club.

Less than 5 miles east of Springdale
Tontitown residents are conveniently located near the larger city of Springdale, just 4.5 miles west on Henri De Tonti Boulevard. Tyson Foods is based in Springdale and is a major employer in the area, with several locations throughout the city, all within 5 to 7 miles from Tontitown. Interstate 49 is just 2.5 miles west of the city and gives residents a route north and south through Arkansas. Northwest Arkansas National Airport is about 10 miles northwest of Tontitown, giving residents a hub for travel throughout the country. Authentic Italian cuisine reigns supreme
Due to the city's Italian heritage, residents have several local Italian restaurants to choose from for a meal. Mama Z's Café on Henri De Tonti Boulevard is one of the most popular restaurants in the city. Locals enjoy dishes like chicken parmesan and spaghetti and meatballs, which they say taste like a home-cooked meal. Guido's Pizza next door is another popular spot, famous for piling the pizzas high with plenty of toppings, including Canadian bacon. Residents can also choose from chain and fast-food options like 7 Brew Coffee, The Buttered Biscuit, Chick-fil-A and Cracker Barrel. Residents can pick up groceries at Harps Food Store on Jones Road or Sam's Club on Gene George Boulevard, both on the city's eastern side.

Catch a ballgame or hit the courts at Harry Sbanotto Park
Tontitown residents can spend some time outdoors at Harry Sbanotto Park. This 13-acre city park is located behind City Hall and has several athletic facilities, including a baseball field, tennis courts, basketball courts and volleyball nets. Park visitors can stroll around the 1/3-mile Father Joe Walking Trail, which is lighted at night for security. The park also has a playground and picnic pavilion available for rent. Baseball fans can enjoy a game at Arvest Ballpark, home of the Northwest Arkansas Naturals. This minor league affiliate of the Kansas City Royals has been around since 2008 and has won two league championships.

Tonitown Grape Festival is a longstanding annual tradition
The highlight of the year in Tontitown is the annual Grape Festival, which takes place every August. "They do the grape stomp, which is an old tradition. They bottle wines. It's really about the wine, but they also have fried chicken and homemade spaghetti," says Prince. The festival also includes carnival rides, a 5K run, live music and the coronation of Queen Concordia.

Wheeler is a growing area in the southern hills of the Ozark Mountain range with country lanes, rolling greenery and new residential developments. Named after the curving roadway that runs across it, the community was once populated mostly by farms and rural houses, but that is changing. "As you trek north on Wheeler Road, you'll find a lot of cattle farms and large estates that are gated and private. There's also a lot of growth heading here as you see suburban sprawl," says Stacey McSpadden, the owner of SoHo NWA brokered by exp Realty, who also lives in the community. Wheeler is also close to major employers, such as the University of Arkansas, Tyson Foods and the Washington Regional Medical Center.
While rural homes can still be found here, the expansion of the suburbs west of Fayetteville has brought new homes and planned communities. However, buyers can still purchase lots over 20 acres in size. Many yards reach out towards dense woodlands and rolling meadows. Most real estate listings are new traditional homes built in the last two decades. "Hughmont Village subdivision is fantastic. It's built by Riggens Construction, which is very well-known around here. I was the fourth house in that subdivision. They have extensions going on now with another 20 acres. It was annexed into the city right after development started," McSpadden says. Older houses needing improvements can list for as low as $150,000, while new homes are available across a wide range of prices. Homes inside subdivisions generally enter the market between $275,000 and $575,000. But some of the community's largest residences sitting on over an acre can sell between $550,000 and $1.2 million. Homes near Clear Creek and its tributaries have a mild chance of flooding.
Students can attend highly-ranked public schools in the Fayetteville School District. Holcomb Elementary School holds an A-minus rating from Niche, Holt Middle receives a B-plus and Ramay Junior High earns a B. Fayetteville High ranks as one of the best high schools in Arkansas with an A from Niche.
Wheeler might feel remote and rural, but it's only 5 miles from Interstate 49, a major regional freeway. However, commuters must head closer to the city to hop on a public bus route. It's also within 10 miles of downtown Fayetteville and the University of Arkansas. Residents can also visit the small town of Siloam Springs, just 23 miles west of the neighborhood.
There's no dining or shopping to be had within Wheeler, but residents will find everything they need just about 5 miles away in Fayetteville's west side. An array of big box stores and grocers are also within a 10-mile drive, including Target, Sam's Club, Walmart, The Home Depot and Whole Foods Market. For a night out, breweries, bars, upscale restaurants and boutique shops can be found along the walkable streets of downtown Fayetteville. To the south is El Matador, a popular Tex-Mex restaurant serving jumbo, 44-ounce margaritas.
Gary Hampton Field is the place to be for youth league baseball, while Bryce Davis Park offers grassy meadows, a playground and a dog park. But the area is also close to a popular golfing destination. "You also butt up against the Blessings Golf Course," McSpadden says. "It's home of the University of Arkansas Razorbacks, but it is also a pit stop for PGA qualifying events." According to Golf Digest, the course is considered one of the top in the state and was designed by Marlon Blackwell, a prominent architect in the region. "He is well-known for his use of natural elements around Arkansas. So the stone and the wood are all very local," McSpadden says.
"There's a fabulous barn, called the Red Barn, that was built by a Tyson Foods executive," McSpadden says. "It's a hotspot for weddings and events. It's really pretty, and the grounds and pond are stunning." Many enjoy University of Arkansans football games at Razorback Stadium as well as basketball games and concerts at Bud Walton Arena.
