A small residential community close to local restaurants
About 3 miles west of downtown in Central Topeka, McAlister Parkway is a practical community of single-family homes that fall within the median price for Topeka, which is around $185,000. Morgan Whitney, a Realtor with Better Homes and Gardens Wostal Realty, helped a client purchase a home in the neighborhood in June 2024. “What drew them to the neighborhood was how close it was to everything. It’s about 10 minutes from all the stores in the Wanamaker Corridor and just a few minutes from restaurants on Gage and Huntoon.” Not only is the neighborhood close to popular restaurants, such as the lively Skinny’s Sports Bar & Grill, but it’s also a short drive to one of the city’s most prominent parks while having a small park of its own.
Weekend bar music and summer night snow cones
Various businesses, such as restaurants, gas stations and medical offices, are located at the intersection of Southwest Huntoon Street and Southwest Gage Boulevard. When dining out, locals enjoy the homey diner atmosphere of Annie’s Place. The restaurant has been serving comfort food like chicken fried steak since 1986, and is most notable for its pies made in the in-house bakery. Skinny’s Sports Bar & Grill, located in a small shopping plaza, is a popular hangout spot with a dim, dive bar vibe. Open past midnight six days of the week, Skinny’s is the go-to spot for staying out late and watching sports, while turning into a nightclub with live music on the weekends. Every August, Skinny’s puts on a parking lot party, drawing a big crowd that fills the parking lot as bands play on stage all night long. Next door is Tad’s, a small shack in the Gage Bowl parking lot, serving shaved ice with more than 100 flavors. “Tad’s has the best snow cones you can get because they shave their ice a certain way where it just melts in your mouth,” says Whitney. “They have two windows, and the lines move quickly, so in the summer, it’s common to see 15 people eating snow cones, and there’s hardly any line.” Across the street, Herman’s Meat & Smokehouse serves as a barbecue restaurant and a deli market. For other shopping needs, there are dozens of big box retailers about 2.5 miles west on Wanamaker Road.
A short walk to Ward Parkway Park and a short drive to Gage Park
Many homes are within steps of Ward Parkway Park, aptly named for its location along Ward Parkway. The street corner park has a small grassy field that surrounds a playground with a padded surface. Gage Park, one of the largest parks in Topeka, is about 1.5 miles north. There are lots of fun activities for kids, including a 1-mile miniature train ride, a century-old carousel, the Topeka Zoo and the Kansas Children’s Discovery Center, featuring hands-on learning activities. Walkways weave throughout the park, taking people over a lake bridge, under canopies of trees and to Reinisch Rose Garden’s reflecting pond and 5,500 rose bushes. People also enjoy visiting the park to play beach volleyball and swim in the outdoor community pool, which features four water slides, high dives, sprinklers and a rope obstacle. For some indoor fun, locals can go bowling at Gage Bowl and play games in the arcade.
Ranch-style and split-level homes
McAlister Parkway is made up of mostly ranch-style and split-level houses, some with midcentury modern styles, built between the 1940s and ‘60s. Situated on close to quarter-acre lots, these two- to four-bedroom houses offer anywhere from 950 to 3,000 square feet of living space, selling for around $100,000 to $250,000. They typically come with attached one or two-car garages and fenced-in backyards.
Washburn University courses at Topeka West High School
Students attend Whitson Elementary and Landon Middle, each of which earns a B-minus grade from Niche. They’ll go on to Topeka West High School, which receives a B and is ranked the third-best college prep high school in Shawnee County, offering dual credit courses through Washburn University.
A 3-mile drive to downtown
From Huntoon Street, it’s about a 3-mile drive to downtown, with public bus options available through Topeka Metro. Interstate 70 is about 2 miles north of McAlister Parkway, which runs west through Kansas and about 65 miles east to Kansas City. Although Topeka Regional Airport is about 9 miles south, it doesn’t offer commercial flights. The closest airport to fly out of is the Kansas City International Airport, about 78 miles away.
