Old Town is a historic urban community near downtown with houses dating as far back as the 1800s. Three main roads run along the northern, central and southern sections of Old Town between the residential streets, all of which have access to public buses and lead to the neighborhood's two hospitals and downtown. Southwest Sixth Avenue is the busiest of the three, where there are several popular restaurants. The other two are lined with nine houses of worship, many of which stand out with their architecture, including the towering spires of Grace Episcopal Cathedral and the Neoclassical columns of Mater Dei Catholic Parish. Topeka High School, which is also known for its architectural beauty, is located in Old Town, allowing many students to walk to school.

Old Town's homes date back to the late 1800s and early 1900s, with some situated along the city's original red brick streets. Two- to three-bedroom Craftsman-style bungalows and two-story cottages are common. They're blended with larger four- to seven-bedroom American Foursquares. Pricing depends mostly on the condition of the home. Homes needing full renovations sell for around $20,000 to $50,000. Some have original interiors with a few modern updates, selling for $75,000 to $150,000. Houses that have been completely renovated generally sell for around $175,000 to $230,000. Most homes are set up on leafy lots with fenced back yards. Some homes have driveways, while many others have detached garages that are accessible from back alleyways.
Local restaurants on Southwest Sixth Avenue
Local restaurants and other small businesses line Southwest Sixth Avenue. Taco Al's has been a popular Mexican restaurant in the community since 1963. Locals also enjoy stopping by Terry's Bar & Grill to hang out over pub grub, drinks and billiards. Meanwhile, G's Frozen Custard is a city-wide dessert staple, named the best ice cream shop from 2016 to 2023 in Topeka's Community Choice Awards. "It's like a '50s walk-up parlor," says Lexie Kincaid, a lifelong Topeka resident and owner of Strawberry Shapes + Cakes. "They have signature ice creams and it's usually really busy when it's hot out." The Topeka Fire Department is known for frequently showing up to G's so kids can see the fire trucks. There are also several restaurants and bars downtown, such as Iron Rail Brewing and The Celtic Fox, an Irish pub. For groceries and other household essentials, Walmart Neighborhood Market is about 1 mile away. There are also dozens of big box retailers about 5 mile west on Wanamaker Road, the city's primary commercial corridor.
Topeka High School's architecture beautifies the neighborhood
The majority of Old Town is zoned to Lowman Hill Elementary School, which earns a C-plus grade from Niche. Some students on the east side attend Meadows Elementary School, which also gets a C-plus. The neighborhood is split between C-plus-graded Robinson Middle School and B-minus-graded Landon Middle School. All students end up at Topeka High School, which earns a B grade and is conveniently located in the neighborhood on Southwest 10th Avenue. Built in 1931, Topeka High is well known for its 165-foot bell tower and elaborate Gothic-style architecture inspired by Henry VIII's Great Hall at Hampton Court Palace.
Outdoor time at Willow Park and strolls through Historic Potwin
Willow Park is situated between the fork of SW Willow Avenue and SW Sixth Avenue. The park offers lots of green space full of trees and a playground. Those who want to get active can work out at the park's fitness station or go for a stroll on the 0.40-mile trail around the park's perimeter. Old Town is also just across the street from the Potwin neighborhood, where many people go for casual strolls by historic homes.
Topeka Metro buses on three main roads
Residents have easy access to Topeka Metro buses, which run along Southwest Sixth, Eighth and 10th streets. Healthcare options are also close by, with Stormont Vail Hospital and The University of Kansas Health System – St. Francis Campus beside each other. For some residents, downtown is just steps away, but it's no more than a 1.5-mile drive for those on the west side. Interstate 70 runs through downtown, which leads about 65 miles east to Kansas City. Topeka Regional Airport is about 9 miles south. However, there are no commercial flights. Instead, people drive to Kansas City International Airport to fly from there.
