Suburban streets offer city charm
In West Topeka, a variety of one- and two-story homes sit close to parks, shops and schools. Gage Park is in the neighborhood, with a variety of things to do, and children are close enough to walk to public schools without leaving the neighborhood. “West Topeka has shot up in value recently,” says Pepe Miranda, a Genesis LLC Realtor with nearly a decade of experience in the area. “Parents want properties zoned in Topeka Public Schools; it’s a good, academic-focused district. Gage Park and the Discovery Center are also big draws for the neighborhood.”

Midcentury homes are common in West Topeka
Gridded streets with gently curving cul-de-sacs frame an assortment of midcentury homes. In the spring, Kansas’ native redbud trees burst into bloom, lining the streets with their bright fuchsia flowers. Miranda says that split-level, bi-level, and ranch-style homes are the most popular in the area. “Buyers here tend to want amenities on the main floor,” says Miranda. “Having laundry and bedrooms close by is convenient, especially for parents with young kids.” Ranch-style homes with brick facades or vinyl siding often include attached two-car garages. While the streets don’t have universal sidewalks, residential speed limits and wide paved roads help to keep pedestrians safe. Houses in West Topeka range in price from $100,000 to $700,000, with an average sale price of $200,000. “Lots of buyers upgrade from smaller to larger homes when they move here,” Miranda says.

Gage Park offers 160 acres of outdoor space
West Topeka residents benefit from quick access to Gage Park, a 160-acre spot that opened in 1899. Between the park’s Reinisch Rose Gardens, Hills Pet Nutrition Bark Park, public pool and carousel, there’s plenty to explore. “Gage Park is free and public,” says Miranda, “while the seasonal pool and Discovery Center require day passes or memberships. Those aren’t free, but they’re affordable and are still very popular.”
Gage Park also hosts Topeka Zoo, which opened in 1933 and is home to over 300 animals. With annual attendance often exceeding 250,000 visitors, the zoo is one of Topeka’s most popular attractions.

Topeka Public Schools earn a B grade
West Topeka homes are zoned in the Topeka Public School District, which is graded B by Niche and ranked the 5th best school district in Shawnee County. Students may attend McCarter Elementary School and Landon Middle School, both graded B minus by Niche, and Topeka West High School, which is graded B. The high school offers independent studies with a particular focus on applying to college and transitioning from high school to college.
Landon Middle School welcomes all students and parents.
Younger students may attend McCarter Elementary School.

Shopping centers provide retail options
West Topeka’s location, surrounded by shopping centers and restaurants, makes it convenient to dine or shop without much travel. On the corner of Southwest 21st Street and Southwest Mission Avenue is Speck’s Bar & Grill, an unassuming diner that has served classic hamburgers since its opening in 1957. West of residential streets is the Fairlawn Plaza Shopping Center, home to Kiku Japanese Steak House, where talented chefs whip up hibachi-style meals at tableside teppanyakis. West of Fairlawn is a collection of shopping centers and big-box stores, including Office Max, PetSmart, Party City, Target and Menards. The nearest supermarket is Dillons in the Fleming Place shopping center.
Downtown Topeka is 4 miles east
West Topeka is approximately 4 miles from the city center and can be reached in roughly 10 minutes via 12th, 6th or 10th Avenues. The Topeka Metro offers public transportation, with the West 21st bus line looping through West Topeka and returning downtown every hour from 6 a.m. to 6 p.m., Monday through Saturday.
West Topeka is just a few minutes drive from the heart of the city center.
