Historic neighborhood preserved by community

Preservation is key in Westboro, a central Topeka neighborhood flourishing with historic houses of various architectural styles, many with English influences that complemented by street names such as Canterbury Lane, Pembroke Lane and York Way. The neighborhood was developed in 1926 by businessman Tinkham Veale and architect Walter Glover, who mirrored some of Kansas City's most prestigious neighborhoods. They also developed Westboro Mart, now the oldest shopping center in Topeka, inspired by the Spanish Revival architecture of Kansas City's iconic Country Club Plaza. Since then, the Westboro Homeowners Association has ensured the neighborhood maintains its character. "The interesting thing is how interested most of the neighborhood is in keeping the niceness of Westboro," says Lance Royer, a Realtor with Stone & Story Real Estate Group and president of the Westboro HOA. "I mean, there's a gardening group that works one day a week. On Tuesday mornings, they go out and pull weeds, plant flowers and make the neighborhood look beautiful." The neighborhood park upkeep is made possible through a voluntary annual HOA fee of $55 as of 2024, which also helps pay for social parties throughout the year, whether to celebrate a holiday, welcome new neighbors or just for fun.

Diverse architecture is a significant part of Westboro's identity

Houses in Westboro were built between the 1920s and 1950s and typically sell for well above the city's average of about $160,000. The architectural diversity blends English-style cottages and Tudors with Colonial Revivals, Italian Renaissance Revivals, French Eclectic designs. "Westboro is one of my favorite places to promote," says Leah Marshall, a Realtor with Kirk & Cobb, who has been selling homes in Topeka since 1983. "The older homes are just magnificent. People moving from other cities can't believe we have this subdivision in town. They drive by the homes and just go, 'Oh my gosh.'" Most homes sit on well-manicured, quarter- to half-acre lots along winding, tree-lined streets that in some cases intersect with others via Y-shaped junctions or a traffic circle. Homes generally range from 1,000 to 4,500 square feet, selling for $200,000 to $500,000. There are, however, a few 5,000- to 8,000-square-foot houses that sell for around $600,000 to $850,000.

Parks to relax and play

Westboro Park splits Lakeside Drive. The nearly 5-acre park has a field full of mature trees and playground equipment. Nearby, an athletics field with a backstop attracts youngsters. "I see a lot of parents with their kids at the park," says Marshall. "They'll sit down while their kids throw a ball around." The other end of the park has a quaint circular garden with benches where people can sit and view the flowers and wrought iron gate. Tudor Park is a small pocket park on the southwest corner of Westboro. It features a brick walkway with the names of those who donated to the construction of the wrought iron gazebo to which it leads. "The iron gazebo was recently struck by lightning, and we're working with the county to get it fixed," says Royer. "We want to move it to Westboro Park where more people will see it because Tudor Park is hard to get to. There's no parking." There's also a white-pillared gazebo on another triangular patch of land that separates Lakeside Drive. According to Royer, the area was irrigated in 2024 with $4,000 worth of plants placed around the gazebo, which he says has been used for weddings, a high school jazz band performance and the neighborhood association's annual meetings. Gage Park, one of the largest parks in Topeka, is about 1.5 miles north. There are lots of fun activities for kids, including a 1-mile miniature train ride, a century-old carousel, the Topeka Zoo and the Kansas Children's Discovery Center, featuring hands-on learning activities. Walkways weave throughout the park, taking people over a lake bridge, under canopies of trees and to Reinisch Rose Garden. People also enjoy visiting the park to play beach volleyball and swim in the outdoor community pool.

Community social gatherings year-round

Royer says the community has a Halloween Party at Westboro Park, where residents compete in a chili cookoff. Every year, someone also volunteers to host a holiday party at their house. "About 100 people show up to the holiday party throughout the evening," says Royer. "The board will bring food, hors d'oeuvres and beverages. It's just a great time to eat, drink and be merry." Royer adds they'll often hold parties for people who move into the neighborhood and put on spring and fall barbecues in the park.

Westboro Mart on Southwest Huntoon Street has one elegant restaurant with a hidden gem, a city-renowned flower shop and a few other local businesses. Salut Wine and Cocktail Lounge offers a chic atmosphere for dinner and Sunday brunch. The Principal's Office, Salut's speakeasy-style bar, is located in the basement. Whether it's a Valedictorian or a Class Clown, there's a school-themed drink for every palate. Porterfield's has been selling flowers to the community since 1965 and is proud to have been the chosen florist for state inaugurals and presidential visits. For groceries, Dillons is just 1 mile north along Southwest Gage Boulevard to Southwest 10th Avenue. It's located in the Fleming Place Shopping Plaza, along with Walgreens and a few restaurants, such as Blackbird, an espresso bar and bistro with indoor and outdoor seating, and Paisano's Ristorante, an upscale Italian restaurant.

Dual credit courses at Topeka West High

Students attend Whitson Elementary, which earns a B-minus grade from Niche and is located on the neighborhood's south side. Landon Middle, which also earns a B-minus, is about 2 miles away. Topeka West High School is about 2 miles away as well. It receives a B and is ranked the third-best college prep high school in Shawnee County, offering dual credit courses through Washburn University.

A 3-mile drive to downtown

From Huntoon Street, it's about a 3-mile drive to the state capitol building and business offices downtown. Interstate 70 is about 2 miles north, which runs west through Kansas and about 65 miles east to Kansas City. Although Topeka Regional Airport is about 9 miles south, it doesn't offer commercial flights. The closest commercial airport is Kansas City International Airport, about 78 miles away.
