Suburbia in western New York
Kenilworth’s suburban sprawl lies adjacent to Niagara Falls Boulevard, branching westward off the road in western New York. Its variety of mid-century homes offer a quiet retreat from the busier areas in the region, but residents aren’t far from grabbing a bite, going shopping or getting outdoors. “Kenilworth is the southern part of town and runs right along Kenmore Avenue,” says Trey McDermid, an associate broker with Gurney Becker & Bourne. “There’s a lower cost of homes, smaller neighborhoods and similar amenities. You’re a little bit closer to the city, so the commute is shorter.” Almost entirely residential, Kenilworth is also close to multiple interstates for driving convenience.
Mid-century homes lining residential streets
Post-war, mid-century homes primarily populate Kenilworth. Ranches, Cape Cods and some colonials, along with the occasional Tudor or bungalow, are the most common housing styles found in the neighborhood. “Houses here are generally a little smaller, and there’s some multi-units as well,” McDermid says. “There’s a lot of houses that have first-floor bedrooms, even if they also have one or two upstairs.” Brick and siding are the most common exteriors, and most of the properties include front and back lawns and driveways. These driveways can be on the longer side, with sidewalks paralleling the streets crossing them farther up towards the house. Pricing for single-family Kenilworth homes typically falls between $200,000 and $300,000, though a number of properties have sold in the $100,000s as well. “The Town of Tonawanda requires that testing be done on all the houses for proper drainage,” McDermid says, “so homebuyers do get a bit of protection there.” The CAP crime score for Kenilworth is a 3 out of a possible 10, ranking it below the national average of 4.

School athletics take to the ice
Ben Franklin Elementary School and Ben Franklin Middle School are connected to each other. Students can attend the elementary section from kindergarten through fourth grade, while fifth through seventh grades are held at the middle school. Both receive B-minus grades from Niche. Kenmore East Senior High School receives Franklin graduates for eighth through 12th grades, garnering a B grade from Niche. Kenmore East’s learning center helps assist students by way of tutoring, supplies and more, while the school’s athletic teams include ice hockey squads.

Nearby parks with splash pads and sports fields
On the eastern side of the neighborhood, Kenilworth Park offers spots to cool off in the summer months with its splash pad, expend energy via the playground or play pickup games on a large, open space, which has a backstop in place for baseball games. Lincoln Park is immediately north of the neighborhood and has multiple baseball fields and pools. Portions of the Tonawanda Rails to Trails path run along the western side of Kenilworth on Center Avenue. The trail accommodates walkers, joggers and cyclists, and also connects to Minnesota Linear Park just south. “There’s access to all the town’s parks and swimming pools and golf courses,” McDermid says.

Nearby thoroughfares lined with dining
Niagara Falls Boulevard comprises the eastern edge of Kenilworth, doubly serving as a commercial center only a mile’s walk from the opposite side of the neighborhood. “The area is definitely more residential, but you can go onto the main streets and you’ll see more bars and restaurants,” McDermid says. 546 Yakitori & Donburi’s Japanese fare can be found on the boulevard, as can Saigon Bangkok’s menu of Vietnamese food. Kenmore Avenue runs along the south of Kenilworth, and along it Akis Restaurant, formerly Vasilis en Lefko, serves breakfast. Bills fans can stop into the nearby Neighbors Pub to catch games. The Howling Rooster Restaurant & Bar, just west, and a number of local and national stops southeast along Route 5 are also nearby. A Tops Friendly Markets location and Lowe’s are among larger stores near Kenilworth.

Locals flock to Kenmore Days
Kenilworth’s proximity to Kenmore means residents are never far from participating in the longstanding “Kenmore Days” tradition. The festivals, which have endured for about 50 years, have a carnival atmosphere. They’re centered around Mang Park, which sits only about three miles west of Kenilworth, and attendees can enjoy live music, movie showings, drinks and more. “They’ve got Kenmore Days, and you’ve got parades and events every weekend across western New York,” McDermid says. “You can find one every weekend, be it in the town of Tonawanda or the city of Tonawanda.” Usually held every June, the event has also incorporated a local farmers market and fireworks display into its three-day run as well.

Access to a trio of interstates
Kenilworth residents are less than four miles from three interchanges that provide access to Interstates 290 and 190. “You can get anywhere within 30 miles in 30 minutes,” McDermid says. “People go into Kenmore to eat or onto Hertel, which is a good food and dining spot, all within seven to 10 minutes. It’s not hard to get to.” Interstate 90 is also close by, connecting the area across the state with towns like Albany and Syracuse. NFTA Metro buses make their way along Kenmore Avenue to the south and Niagara Falls Boulevard to the east. Kenilworth is also just under eight miles north of downtown Buffalo, making for a quick commute to more dining and shopping options.
