Deep in Portland’s western outskirts, Troutdale is a small city located along the confluence of the Sandy and Columbia Rivers. Nicknamed the “Gateway to the Gorge,” this compact community is known for its bucolic atmosphere and proximity to outdoor destinations like Multnomah Falls, the Columbia River Gorge and numerous state parks. “A lot of people have moved out to Troutdale over the years – they want the safety and the feel-good aspect of living there,” says Michelle Carter Smith, a local broker with RE/MAX Equity Group who has years of experience selling homes in the area. “Troutdale has a very, very strong sense of community. People look out for each other here, and they care about each other. There’s heavy community involvement for the schools, for the arts, for everything.” According to the U.S. Census Bureau, this city is home to a little more than 16,000 residents. Troutdale’s eastern side backs up to vast outdoor recreation areas and rural land, while its western edge shares a border with the city of Wood Village. Residents can take Interstate 84 to downtown Portland, approximately 17 miles to the west.

Troutdale and its surroundings are an outdoor playground

There’s no denying the city’s pronounced outdoor appeal. “Troutdale is one of the most beautiful places in the world,” Smith says. “I’m an avid outdoors person, and I trained for a marathon that ran through the Columbia River Gorge… which is to say, I don’t just drive my car around and say that the area looks pretty; I’ve been fully immersed in it and it’s mind-boggling. It’s just beautiful.” Within Troutdale’s city limits is an extensive park system comprising several pedestrian trails, recreational facilities and more than a dozen public parks, many of which are in residential neighborhoods. Many of these outdoor spots are also located along the Sandy River, including the popular 6-acre Glenn Otto Community Park.
In addition to recreational amenities within town, Troutdale residents also have access to multiple nearby state parks and outdoor destinations. Fourteen miles away is the Multnomah Falls, one of the country’s tallest waterfalls and a major tourist destination in the Pacific Northwest. Surrounding the falls is the Columbia River Gorge, a canyon stretching more than 80 miles. “A lot of people want to move to Troutdale because The Gorge becomes their playground,” Smith says. “You’re also close to Mount Hood, where people can hike in the summer and ski in the winter.”

Troutdale has a variety of home styles

Troutdale’s median housing cost hovers around $510,000, and listings spend an average of 35 days on the market before being sold. “Housing in Troutdale isn’t expensive, relatively speaking,” Smith says. “Over the 19 years I’ve been doing this, it doesn’t really matter what happens to the housing market; people still want to move to Troutdale. Whenever I get a listing in Troutdale, I know it’s going to sell.” Single-family homes showcase an array of architectural styles; potential homebuyers can find everything from older Craftsman bungalows and ranch-style dwellings to New Traditionals and rows of tract homes. Troutdale’s winding residential streets are also lined with towering trees and assorted greenery, which gives the city a more rural atmosphere.

Reynolds School District serves Troutdale students

Troutdale is zoned for the Reynolds School District, which receives an overall C-minus rating on Niche. Students in Troutdale are served by four of the district’s schools: Sweetbriar and Troutdale Elementary schools, Walt Morey Middle and Reynolds High School. All four are the highest-ranked schools in the district. Troutdale is also home to Reynolds Arthur Academy, a public charter school that serves kindergarten through fifth-grade students. Just across Troutdale’s southern boundary is Mt. Hood Community College in the neighboring town of Gresham. Mt. Hood students can choose between 120 professional program options and enroll in university transfer programs to pursue four-year undergraduate degrees.

Downtown Troutdale is a vibrant community hub

Along a stretch of the Historic Columbia River Highway, Troutdale has a small downtown area that is a hub of community activity with an array of local businesses, restaurants and stores. Downtown Troutdale, also known as the Town Center neighborhood, is the heart of the city’s art scene and has several galleries and creative studios. Community events hosted here include First Friday celebrations in the summertime and holiday festivities like the Winter Tree Lighting ceremony. Down the road from downtown Troutdale are the Columbia Gorge Outlets, a massive shopping center full of apparel stores and national retailers. For supermarkets, chain eateries and big box stores, residents can head to commercial plazas like Troutdale Commons, the Cherry Park Market Center or the Troutdale Market shopping mall.

Getting around the Portland metro area

Troutdale’s public transit system is largely served by TriMet, a transport agency that operates bus services and light rails throughout Multnomah, Clackamas and Washington counties. TriMet bus lines in Troutdale can connect residents directly to stops in Gresham, Fairview and Portland. The nearest light rail station, Gresham Central, is 4 miles south of the city and offers Blue Line service to downtown Portland. Commuters can also take Interstate 84 – which runs through northern Troutdale – to get to downtown Portland or merge onto Interstate 205. Those looking to catch a flight can make the 12-mile trip to the Portland International Airport. Emergency services and other healthcare facilities are available at the Legacy Mount Hood Medical Center in Troutdale.

Multnomah County Sheriff's Office serves Troutdale

The Multnomah County Sheriff’s Office reported a total of 517 crimes in the Troutdale patrol area in 2024. Approximately 28% of these were violent crimes, while 69% were property-related crimes; the remaining were society crimes, which include things like drug offenses. Between 2022 and 2024, Troutdale experienced a 20 % decrease in overall reported crime year over year.
