Hillside neighborhood with year-round locals, lower prices
Drawn by Lake Tahoe and other recreation opportunities, Truckee’s part-time population has grown over the years. Olympic Heights, though, has stayed full-time. “It’s one of our primary neighborhoods,” says Stefanie Scapini, a Truckee resident and a California-licensed Realtor since 2011. “It’s mostly locals, and neighbors pretty much all know each other. You don’t get that in a lot of other neighborhoods, where second homeowners could be next to someone living here year-round.” Scapini says these locals are attracted to the price point, lower than other primary neighborhoods like Sierra Meadows and Glenshire. Additionally, the Truckee River runs along the neighborhood's south side for a swimming spot, and the Sierra Nevada Mountains are farther south for a view. These landmarks are often visible from Olympic Height's hillside, and driving along sloping streets, they might peak out between the pines. The northern side of the neighborhood butts up against Old Greenwood, one of Truckee's first neighborhoods, and Glenshire's open spaces are to the east. Adjacent to the river, Glenshire Drive gets some through traffic, but it avoids most of the tourists from downtown Truckee. This historic commercial district is about 2 miles west, and Lake Tahoe is about 15 miles south.
Budget ranch-styles and cabins, mountain views
One of the older neighborhoods in Truckee, most ranch-style homes here were built in the 1970s, ‘80s and ‘90s, and they have interiors to match. Exteriors are reminiscent of this time period, too, with neutral-toned siding and low-pitched, almost-flat roofs. While they’re usually newer, traditional mountain cabins are rare, and these two-story houses feature exposed wood and metal roofs. Driveways can fit multiple cars and trailers in any case, and tools in attached garages might overflow into the yard. “Unlike some neighborhoods in Truckee, there’s no homeowners association,” says Collins. “That’s more attractive to local contractors because they can put equipment around their house. They’re not large lots so you don’t have much room for storage, and you’ll see everything from mowers to blowers scattered around.” Southernmost homes are toward the bottom of the hill, and they have less tree cover. These properties have clearer views of the Sierras than those in the middle of the neighborhood; while every home gets some railway noise, these southern homes are also closer to the tracks. Mountain views also apply for properties on the north side of Highland Avenue, toward the top of the hill. Two-stories are more common along this street, and they often feature large porches to enjoy the view. Compared to multimillion-dollar prices in Gray’s Crossing and other upscale communities, overall prices in Olympic Heights range from $750,000 to $880,000. This is lower than the median price for Truckee overall, which sits at $1.1 million.

A few paces from the Truckee River
In a region known for its outdoor activities, Olympic Heights offers recreation within walking distance. The Truckee River runs along the neighborhood’s southern side, for instance, and it’s a popular fly fishing and swimming spot. The railway follows the water, and passing trains can often be seen from the banks. Unmarked mountain biking trails are in this area, too, and the Truckee River Legacy Trail is on the river’s south side. This out-and-back goes about 10 miles from downtown Truckee to the Glenshire neighborhood, farther east. Also along the water, Riverview Sports Park is west of Olympic Heights. It has five multisport fields and a pump track for BMX. While the Old Greenwood Golf Course is just north of the neighborhood, Old Greenwood itself is gated off. Olympic Heights residents have to drive about 5 miles to the clubhouse, and yearly dues must be paid to the Tahoe Mountain Club. These payments grant access to this 18-hole course, in addition to The Golf Club at Gray’s Crossing. For boating and more water sports, Boca Reservoir is about 7 miles east, and it doesn’t get much tourist traffic. Prosser and Stampede reservoirs connect to this area via Forest Service roads, and each reservoir has its own trail network. Tahoe National Forest intersects with these reservoirs and covers most of this region, spanning over 850,000 acres.

Downtown Truckee: a hub for tourists and locals alike
About 2 miles west of Olympic Heights, Historic Truckee is a late 1800s town that was once home to miners, railroad workers, loggers and ice harvesters. Today, the district's welcome center attracts more than 150,000 visitors per year, and old brick buildings have been repurposed into shops and restaurants. Squeeze In offers a tightknit dining room for breakfast and lunch; décor includes green aliens and hanging bikes. Just east on Donner Pass Road, Bar of America is a former bank with live music and outdoor seating. Boutiques, such as Word After Word Books and Kalifornia Jean Bar, are within a few paces. Art galleries are scattered throughout, and museums have exhibits on the town’s history. Truckee Thursdays are also held here from June through August, and businesses often have specials. Walking down the street, vendors call from close-together booths, and the smell of funnel cake lingers. Bands play near the town’s visitor center, and local organizations give out free swag.

High marks for Truckee-Tahoe Schools
Olympic Heights is roughly a midpoint between Truckee’s main elementary schools, and with the district’s open enrollment, students can take their pick. Glenshire Elementary is about 4 miles east; Niche gives it an A and considers it the No. 3 public elementary school for the Reno area. Truckee Elementary is about 5 miles west, and it gets a B-minus. While these schools serve kindergarten through fifth grades, Sierra Expeditionary Learning School is a public charter here for kindergarten through eighth grade. It gets an A from Niche and ranks No. 1 in the same category. Alder Creek Middle is in this area, too, and scores an A-minus. Truckee High is nearby with an A rating and a football team that won the 2023 state championship.

Walkable area along Glenshire Drive, close to Interstate 80
Olympic Heights may be hilly, but it’s only about a mile long from east to west. Residents can walk or bike through the neighborhood easily, but Old Greenwood is blocked off by a gate on northernmost Olympic Boulevard. Cars are needed to get around the region overall, and snow chains are required with roughly 150 inches of annual snow. With two turnoffs into the neighborhood, Glenshire Drive is the main thoroughfare, and it leads about 2 miles west to downtown Truckee. Drivers can turn onto Truckee Way from here, which connects to Highway 267. This freeway goes south to Kings Beach, Lake Tahoe, and the total trip from the neighborhood is about 15 miles. Truckee Way also has access to Interstate 80 and Reno, about 30 miles east of town. Reno International Airport is here, but closer, regional flights go out of Truckee Tahoe Airport.
