Primary neighborhood with year-round residents, lake views
About 3 miles north of developments in downtown Truckee, Prosser Lakeview has stayed pretty much the same over the years. “It’s surrounded by conservancy land, so it really doesn’t have room to expand,” says Dave Westall, a Truckee local since 2000 and a Realtor since 2007. “That’s part of what makes this neighborhood really desirable. It hasn’t been inundated by second homeowners and vacation homes, and people still know their neighbors. It’s one of the primary neighborhoods in Truckee, where you’ll find a lot of locals, families and people intertwined with the community." These residents can walk from their house to the namesake lake, Prosser Reservoir, and trails are always close by. In addition to northernmost lake views, the Carson Range towers along the horizon, and lodgepole pines cover the surrounding forest. Historic Truckee, the busy tourist center, is about 3 miles south of the neighborhood, but through traffic is rare in Prosser Lakeview. Winding streets have low speed limits, and it’s common to see pedestrians and bikers.

Next to Prosser Reservoir, close to other lakes
Prosser Lakeview is right next to Prosser Reservoir, a short walk from northern homes. “Recreation here is immediate,” says Westall, “right out of your front door.” The reservoir’s reflective water is popular for fishing and kayaking, and it doesn’t get many tourists. Managed by the United States Forest Service, fishing boats are allowed in this small lake, but bigger vessels will have to go elsewhere. Lakeside Campground is nearby, with over 40 campsites along the water; Prosser Family Campground is just south, with another 30 sites and a boat ramp. Stampede Reservoir is about 7 miles north, higher up into the Sierra Nevada Mountains, and it offers similar amenities. The farthest choice, Boca Reservoir is about 15 miles from Prosser Lakeview, and skiers like its still water. All of these reservoirs are connected through Jeep roads — a local term for Forest Service roads — and mountain bikers can take bumpy “gravel rides” through the wilderness. Prosser Hill, just west of the neighborhood, is a well-known snowmobiling spot in winter, but vehicles will have to skirt through the pines. Skiers have close to 10 resorts in the Truckee-Tahoe region, and one of them, Palisades Tahoe, held the Winter Olympics in 1960. Tahoe National Forest covers most of the Truckee-Tahoe region, and hiking and mountain biking trails are scattered throughout.

Nostalgic cabins with forested lots
Contrasting the modern estates of nearby Gray’s Crossing, cabins in Prosser Lakeview were mostly built in the 1970s, '80s and '90s, and they’re more traditional mountain homes. They often feature exposed beams, large porches, vaulted ceilings and abundant windows, and interiors are sometimes renovated. Neighbors have privacy with heavily wooded lots; yards are typically more pine needles than grass, and sometimes, the surrounding mountains are visible through the trees. These trees block some views of the Prosser Reservoir, however, but northernmost homes are closest to the water. Western homes are closest to Highway 89 freeway noise, but this road doesn’t get much traffic at night. Despite these differences in location, prices are mostly determined by square footage. Smaller homes start at $815,000, and homes with double the size reach $1.6 million. Properties typically sell in 27 days, quicker than the national average of 44 days. Unlike some neighborhoods in Truckee, there is no homeowners association. Septic tanks require some maintenance, and energy can be natural gas or propane.

Rail town turned entertainment district
Often shortened to “downtown,” Historic Truckee is about 3 miles south of the neighborhood, and it’s a commercial district centered on Donner Pass Road. This railroad and mining town was first built in the 1870s, but today, its brick restaurants and shops draw tourists from across California, Nevada and beyond. Most of the storefronts have been restored or have changed hands over the years. Bar of America is one such restaurant; it’s been a hotel, bus station, and similarly named bank at different times, but now it’s a wood-coated pub with specialty cocktails. Moody’s Bistro Bar & Beats — or just Moody’s — is reminiscent of a 1950s supper club, with American dishes and frequent live jazz. Clothing boutiques, such as Cabona’s and Kalifornia Jean Bar, cater to high-end shoppers, and nearby galleries feature work from local artists. For a deeper dive into Truckee’s past, visitors can walk around the Museum of Truckee History, Old Truckee Jail Museum and Truckee Railroad Museum. This district also hosts many of the town’s events, such as Truckee Thursdays from June to August. Local vendors and organizations set up booths along Donner Pass Road, and live music and games are provided.

Top-rated options with Truckee-Tahoe School District
Most schools are about 5 miles southwest of the neighborhood, just past downtown Truckee. Sierra Expeditionary Learning School is a public charter here for kindergarten through eighth grade, and California named it a Distinguished School in 2023. Niche gives it an A and ranks it as the No. 1 public elementary school in the Reno area. Truckee Elementary, serving kindergarten through fifth grade, doesn’t require a charter application and receives a B-plus. Alder Creek Middle is about 2 miles south of the neighborhood and gets an A-minus. Truckee High is closer to the other schools and scores an A.

Access to Highway 89, Interstate 80
Northern parts of the neighborhood have hiking trails, and it’s common to see dog walkers around the neighborhood. With that said, Prosser Lakeview is a hilly neighborhood, and cars are the most common form of travel around the Truckee-Tahoe region. Snow chains are required in winter, as the area can get over 150 inches of snow. Rainbow Drive is the main road that connects to most homes, and Pine Forest Drive goes north to Prosser Reservoir. Highway 89 runs along the neighborhood’s western side; this thoroughfare goes roughly 2 miles to Interstate 80 and a mile farther into downtown Truckee. I-80 also goes 30 miles east to Reno and 100 miles west to Sacramento. Reno-International Airport is the closest hub for commercial flights, but for a regional option, Tahoe-Truckee Airport is about 4 miles south of the neighborhood.
