Lots of open space, river and mountain views
An offshoot of Truckee’s Glenshire neighborhood, The Meadows is a gated community with some breathing room. “It gives you space and country living,” says Ross Collins with Diamante Realty, an area resident since 2000 and a real estate agent of over 35 years. “It’s private and secluded with large parcels, and some lots are zoned for horses. If you want to be somewhere rural, it satisfies that, but kids are still able to ride their bikes to Glenshire Elementary.” Just past the neighborhood’s two gates — open during the day but closed at night — a hill flattens into expansive sagebrush, and pines cluster around winding roads. This hilltop has valleys all around it, and the Truckee River is sometimes visible from backyards. It’s easier to see the Sierra Nevada Mountains along the horizon, especially the towering Boca Hill. Historic Truckee, the town center, is about 7 miles west, and Lake Tahoe is about 20 miles south.

Roughly a 3-mile drive from the neighborhood’s eastern gate, one gravel parking lot is a surprising recreation area. “Everybody parks there off Interstate 80, where the river bends,” says Collins. “That section of the river is a favorite for fly fishermen and people wanting to cool off in the summer heat. My family went down there the other day, and it was like a community event.” Collins says the Truckee River Wildlife Area was once a hotspot for the town’s ice harvesting operation — rusty equipment can still be seen along the banks. Just south of the neighborhood, Canyon Springs is another open space with almost 300 acres. While it may face development in the 2020s, it’s a vibrant wildlife habitat with a network of hiking and biking trails for public use. Boca Reservoir is about 5 miles from the eastern gate, and its 1,000 acres are a frequent destination for boaters and fishers. Connected via Forest Service roads, Stampede and Prosser reservoirs are nearby for more water recreation. These watersheds are protected by the Tahoe National Forest, which covers 850,000-plus acres in the Truckee-Tahoe region and has individual trail networks.

Mountain chalets zoned for horses
Different from close-together homes in Glenshire, wooded estates in The Meadows put a lot of space between neighbors. These one and two-story mountain chalets often have lengthy driveways that retreat into the trees, and lawns are sometimes big enough for a horse pen. Facades usually feature exposed beams, metal roofs, large porches and expansive windows. They were mostly built in the 1980s and ‘90s, but some have been renovated. Most homes have views of the surrounding mountains, and those in the east and west have clearer views of the Truckee River. Along the neighborhood’s north side, often lumped in with The Meadows, Buckhorn Ridge offers even more spacious lots and elevated views of the Boca Reservoir. Homes are bigger here — there may only be three or four per street. Collins says buyers can expect between $2.2 million and $3 million across both areas, but listings are extremely rare. Yearly dues are paid to The Meadows Homeowners Association, who contract Sierra Mountain Management to plow roads.

A little downtown: Historic Truckee
After the Donner Party passed through in the 1840s, Historic Truckee went from an Emigrant Trail camp to a full-blown town. Its brick buildings have housed miners, ice harvesters and railroad workers over the years, but today, they make up the town’s tourist center. Especially busy in summer, this Old-West-esque area centers on Donner Pass Road, which gets over 150,000 visitors per year. Boutiques, galleries and museums are scattered throughout, and restaurants cater to fine and casual dining. Truckee Tavern & Grill is one of the former, an upscale bistro with local ingredients and balcony seating. Coffee And is less dressy but just as tasty — it serves homestyle breakfast in a homey wood-paneled dining room. Businesses offer discounts and specials in honor of Truckee Thursday, which runs from June through August. Local organizations set up booths along the main street, and live music and games accompany them. While this district’s attractions are worth the drive for many, it’s about 7 miles west of The Meadows. Closer places, namely Glenshire General Store and Glenshire Pizza Company, are about 2 miles west on Glenshire Drive.
The Meadows is ten minutes from Bar of America, a classic bar restaurant in Downtown Truckee.
The Meadows is close to the many boutiques and art galleries found on Donner Pass Rd in Truckee.

All A’s for Truckee-Tahoe Schools
About a mile from the neighborhood’s western gate, Glenshire Elementary is walkable and bikeable. Niche gives it an A and ranks it as the third-best public elementary school in greater Reno. While this school serves kindergarten through fifth grade, Sierra Expeditionary Learning is a public charter for kindergarten through eighth grade. It’s 8 miles west in downtown Truckee. Niche gives it another A and ranks it No. 1 for public high schools in the Reno area. Alder Creek Middle is also close to downtown, and it gets an A-minus. Truckee High is nearby, too, with an A rating. Its Career Technical Education pathways include sports medicine and engineering technology.
Glenshire Elementary School is close enough to The Meadows to be reached on foot or by bicycle.
Tahoe Truckee High School is the home to The Wolverines where The Meadows 9-12 students attend.

Walkable streets, close to Interstate 80
The Meadows sits on top of a hill, so its streets are relatively flat and walkable. They don’t get much through traffic, despite gates being open during the day. The eastern gate is accessible off Archery View, and the western gate is accessible off Glenshire Drive. They’re both on Whitehorse Road, one of the neighborhood’s main roads. This street combines with Stallion Way to form a loop, and in the north, Filly Lane breaks off into Buckhorn Ridge. While all these thoroughfares are walkable, cars are the most common way to get around the Truckee-Tahoe region, and snow chains are required with 150 inches of annual snow. Glenshire Drive goes 7 miles west into downtown Truckee and a mile north to Interstate 80. This freeway runs along the northern valley, and it’s the main route in and out of town. While construction and tourist traffic might cause backups, Reno is 25 miles east, and Sacramento is 110 miles west.
