Walkable Tucson suburb with lower home prices
Centrally located in Tucson, suburban Oak Flower offers area-low home prices and nearby shopping and dining along Grant Road. Tony Ray Baker, a Realtor with Re/Max Select and over 30 years of experience, says the neighborhood is a good fit for first-time homebuyers and property investors. “Prices are below Tucson’s median, so it may be a place where an investor might buy small houses for their portfolio,” Baker says. Sun Tran buses stop here, and residents may walk to local businesses in the neighborhood’s southern end. McCormick Park and the Tucson Botanical Gardens are within a mile, and Downtown Tucson is about 6 miles away via local arteries. “It’s got such great access for everything in the city,” Baker says.

Housing below Tucson’s average home price
As of late 2024, Oak Flower's average home price is about $225,000, compared to Tucson’s roughly $400,000. While most residents here are renters, most local homes are part of the Oak Flower Neighborhood Association. The association's community projects include neighborhood clean-ups and city petitions, like 2020's appeal for new speed bumps in residential areas.
Generously spaced along sidewalk-lined streets, Oak Flower’s ranch-style homes were built during the mid-to-late 20th century and typically have red brick or stucco exteriors. These two- to four-bedroom homes generally have 1,000- to 2,000-square-foot layouts and sit on dirt-packed lots of 7,000 to 13,000 square feet; some yards are dotted with low-water plantings like agave, red yucca and prickly pear cacti. Attached carports are typical, and features like grass lawns, solar panels or private pools can raise the value of a home. Prices range from $200,000 to $400,000, depending on a home’s size and features.
Columbus Park Condominiums is one of a handful of condo complexes in Oak Flower. Its one- to two-bedroom condos were built in the late 20th century, typically with layouts of 800 to 1,000 square feet and detached carports. Prices range from about $120,000 to $170,000, depending on a condo's size, and monthly dues of about $260 grant access to a shared pool.
Most Oak Flower homes were designed and built in the 1950's.
