Rincon Heights
Suburban Neighborhood in Tucson, Arizona
Pima County 85705, 85719, 85721
Five historic subdivisions and Spanish Revival housing
Rincon Heights encompasses five historic subdivisions with over 400 properties that contribute to its unique character, including single-family homes, duplexes and multi-family condo complexes. “The yards tend to be a good size. You’re not really stacked on each other like a cookie-cutter neighborhood, so it feels more organic,” Sweeden says. Late 19th- and 20th-century Spanish Revivals usually cost around $300,000 to $450,000 but can get up to $700,000 for a 2,000-square-foot property. There are also Pueblo-style bungalows and midcentury modern ranch-style homes that cost between $500,000 and $600,000.Nearby outdoor recreation for Rincon Heights
While Rincon Heights doesn’t have any traditional city parks, residents can access UA’s grounds, walk the campus and enjoy its green spaces. Half a mile south, Cherry Field is a baseball field that hosts youth baseball games, tournaments and camps for the community. Iron Horse Park is less than 1 mile away and has a playground area for little ones, a basketball court and a community garden.High-performing Tucson public schools
Children in the neighborhood can attend Sam Hughes Elementary, which boasts a B-plus grade from Niche and provides before- and after-school programs for its students. Mansfeld Middle Magnet School may have a C-plus Niche grade but is nationally recognized for its STEM-focused curriculum. Tucson High School, which has a B Niche grade, is the state’s oldest high school, and its curriculum emphasizes its natural sciences and visual and performing arts programs. Some of its classes are even taught by UA professors.UA’s impact on the community
Rincon Heights residents enjoy a fruitful relationship with the University of Arizona (UA). The campus takes up the entire northern part of the neighborhood and includes academic buildings, dorm rooms, museums and the Arizona Stadium. A community garden on Eighth Street, next to the UA greenhouses, is available for anyone wanting to grow their own food – this helps connect students and residents living in the area.Walking, biking, driving and bus riding
Many Rincon Heights residents prefer to leave their cars at home. “There’s a lot of foot traffic in the area. It feels very traversable-urban,” Sweeney says. The neighborhood has a bike-sharing station on Ninth Street, high-visibility bike crossings at major intersections and three “bike boulevards” that prioritize cycling and enhance conditions for getting around safely. There are also several options for public transportation, including bus stops and light rail stations. The Tucson Amtrak Station is also 2 miles away and can connect travelers to lines throughout the West Coast. For long-distance travel, Tucson International Airport is about 8 miles south.Shops and restaurants in Downtown Tucson
Retail is limited within the neighborhood, but Rincon Heights residents have a few dining options nearby. Momo’s on 6th serves traditional Mexican cuisine, and its colorful and vibrant atmosphere makes it a local hotspot for college students and young professionals. On North Park Avenue, Screwbean Brewing offers handcrafted beer and coffee beverages that patrons can enjoy all day. In the northern part of the neighborhood, UA’s campus is right next to Main Gate Square, which houses multiple restaurants and coffee shops. When residents want to venture out of Rincon Heights, Downtown Tucson is a premier destination for shopping, dining and entertainment. Penca is an upscale Mexican restaurant, and Nook is a modern café with a trendy interior and brunch options like huevos rancheros and cinnamon roll pancakes. Shops in the area include vintage clothing stores, music shops and Tucson Thrift. Locals can grab groceries from Johnny Gibson’s Downtown Market, Co-op Food Conspiracy or Safeway.
