About nine miles east of Downtown Tucson, Rose Hill is a neighborhood draped in midcentury modern homes garnished with cacti and other desert brush with spectacular views of the Santa Catalina Mountains. While midcentury homes give the neighborhood a 1950s feel, the Trail Dust Town attraction takes locals and visitors back in time to the Old West. At the same time, Rose Hill embraces a modern feel with shopping centers lining the neighborhood’s outer main roads.
Midcentury modern homes with xeriscaped yards
Rose Hill’s midcentury modern houses vary in size, ranging from around 1,000 to 3,000 square feet of living space. It’s common for homes to have attached two-car garages, though that isn’t always the case. Homes are fixed on approximately quarter-acre lots with sand and gravel yards, some of which come with backyard inground pools. Home prices range from $250,000 to $450,000 depending on the size of the home and if there are any renovations. While these single-family homes are the most common, there are also some two-bedroom Spanish-style townhouses along East Grant Road. They’re complete with attached garages and small patios with private brick walls, selling for around $250,000 to $280,000.

New York pizza, Oregonian grinds
East Tanque Verde Road and East Grant Road are lined with several businesses and shopping centers where locals go to shop and dine. Big retailers like Costco Wholesale, Target and Albertsons gives residents plenty of options for buying essentials. Some restaurants are located in shopping centers, including New York Pizza Department, known for its wings and thin-crust pizza. There are also dozens of popular freestanding restaurants like Zinburger, a hip wine and burger bar with a patio, and Dutch Bros Coffee, a regional favorite for drive-thru specialty coffee drinks.

Magnet programs provide certifications
Students attend Hudlow Elementary School, which receives a C grade from Niche. They’ll go on to B-minus-graded Magee Middle School and Catalina High School. Catalina, graded a C, is known for its three magnet programs, including aviation, allied health and construction, which gives students the opportunity to earn professional licenses and certificates.

Dusty trails lead to themed community spaces
Trail Dust Town has been a beloved attraction and local hangout spot since it was developed in 1961, providing an Old West atmosphere with saloons, restaurants, shops and entertainment. Pinnacle Peak is a Tucson staple at Trail Dust Town, famous for its Cowboy Steak cooked over mesquite wood. The restaurant takes the Old West theme seriously, staying true to its “Cutting of the Ties” tradition, where anyone who wears a necktie will have it cut off. Trail Dust Town also has several unique shops, like Chocolate Depot, a popular spot to get handmade Belgian chocolates, and the General Store, offering fun Old West novelties and gifts. The experience is complete with entertainment, including action-packed Western stunt shows, a rifle shooting gallery, gold panning adventures and the iconic Circle-the-Wagons Ferris Wheel. All of these Old West scenes can be explored by hopping on the miniature train, which takes guests all around Trail Dust Town. Golf N’ Stuff is right next door, where locals can have a fun day of miniature golf, go-carts, bumper boats, arcade games and more.

Heading to the highway
Because there are no major highways in Rose Hill Estates, locals will take the main roads to get around Tucson. That includes the nine-mile drive to downtown, where residents can hop on Interstates 10 and 19 to head out of the city.
