As one of the earliest subdivisions in Tucson, the Sam Hughes neighborhood delights as a historic district with several charming homes that date back nearly a century. “The location of Sam Hughes, with its proximity to the University of Arizona, along with the beautiful architecture of this historic neighborhood, are the big draws,” says Kathleen Doyle, a local Realtor with Coldwell Banker Realty. Covering only one square mile of land, this neighborhood was designated a national historic district in 1994. Throughout the decades, the area has evolved from a sleepy collection of 1920s estates to a vibrant part of the city today, all just minutes from downtown. “Sam Hughes and the University are at the center of Tucson life – you can enjoy all the best the city offers within a very short commute,” Doyle says.

Spanish-influenced homes from the 1930s
In Sam Hughes, residents can find a more comprehensive number of renovated properties, from modest ranches with cozy lots to stately historic homes built in the 1930s. Home styles range from Spanish-influenced residences and Pueblo Revivals to a mix of traditional and mid-century ranch-style dwellings; even a few Craftsman-style homes dot the area. There are also several multifamily properties in the neighborhood, including condominium complexes and duplexes. Oftentimes, these condo units are part of newer construction developments and feature more contemporary architectural styles. Single-family homes here tend to range in price between $550,000 and $1 million, whereas condominiums typically start at around $330,000 and rarely exceed $600,000.

K-12 Students attend Tucson Unified School District
K-12 students are served by the Tucson Unified School District, which receives a B-minus overall score from Niche. Young learners can jumpstart their education at Sam Hughes Elementary, rated B-plus, and then head to the C-plus-rated Mansfeld Middle Magnet School. For secondary students, Tucson High Magnet School (THMS) is a B-rated institution that offers magnet programs in visual and performing arts as well as technology. Because of its proximity to the University of Arizona, this neighborhood is home to a significant collegiate presence: “Sam Hughes is the most well-known of the historic neighborhoods that surround the campus and has been home to mayors, university staff and faculty, current NBA coaches and the like,” Doyle says. “The University is a big draw in the area, and when people discover the cool neighborhoods, especially Sam Hughes, they fall in love.”

Athletic courts at Himmel Park
Within the neighborhood, residents can head to Himmel Park for local outdoor recreation. Here, sports enthusiasts can head to the Himmel Park Tennis Center to practice their serve or play a pick-up game on the basketball court. During the warmer months, locals can also become members of the park’s Himmel Pool, which features a diving bay and hosts competitive swim team programs. “Sam Hughes is close to Reid Park, a large park with a city golf course and our zoo,” Doyle says in reference to the sprawling urban park that sits just southeast of the neighborhood. The Randolph Dell Urich Golf Course sits adjacent to the Reid Park Zoo and offers an 18-hole course, a recreation complex full of athletic facilities and a clubhouse with a restaurant called The 1925 Bar & Grill.

Shop and dine along Campbell Road corridor
“The Campbell Road corridor that borders campus offers eclectic shopping and dining, as well as Main Gate Square, just west of campus,” Doyle says. Along the Campbell Road corridor, residents can stop by Cheba Hut “Toasted” Subs for one of 30 signature sandwiches, or locals can head a little farther down the road for a sit-down lunch at Miss Saigon, a popular Vietnamese eatery. Other frequented dining spots around the neighborhood include Roccos’s Little Chicago, a pizzeria, and Tumerico, a Mexican diner featuring vegan and vegetarian menu options. For weekly grocery shopping, residents head to the Safeway supermarket just a block south of the neighborhood. Additional commercial areas can be found at “Historic 4th Avenue and a revitalized downtown Tucson, just a short commute away,” according to Doyle.
The heart of Sam Hughes is, Tumerico, a Latin-vegan-vegetarian nationally recognized hotspot.

Campus home to state museums
With proximity to the University of Arizona, locals never have to go far for exciting events – “There is always something exciting going on, at any given time, on campus,” Doyle says. Between athletic tournaments at the McKale Memorial Center and Arizona Stadium, theater performances at the Drama Building complex and a smattering of art shows, the University brings this area an endless stream of entertainment. The campus is also home to the University of Arizona Museum of Art, featuring artwork from the Renaissance era through the 1900s, and the Arizona State Museum, which houses exhibits on Southwestern relics and history.

TUGO Bikeshare stations throughout the neighborhood
Sam Hughes scores high in walkability and likeability, in part due to the multiple TUGO Bikeshare Stations situated throughout the neighborhood. Just outside the neighborhood at the University of Arizona campus, locals can find a handful of light rail stations that travel into the downtown area, just over 2 miles west. Several Sun Tran bus lines operated along Speedway Boulevard and East 6th Street.
TUGO Bike Share has over 41 stations in Tucson, with a few being in Sam Hughes.
The SunLink Streetcar is close to Sam Hughes and takes people through downtown and UA Campus.
