100-year-old charm
In the heart of Tulsa’s midtown, the historic Garden District dates back to the late teens and ’20s of the previous century, when oil magnates built their estates and gardens in this iconic neighborhood. “The area is graced by 100-year-old trees and winding streets that follow the organic flow of the land,” says Realtor and midtown resident Greg Saunders with McGraw Realtors. Saunders has lived in the Garden District for over 20 years and is only the third owner of his home, which was built in 1929. With walkable schools, parks and museums, residents can get around by walking or biking, adding to the neighborhood’s old-world charm.
Restored and preserved
The Garden District features some of the city's most striking examples of colonial, English Tudor, Spanish revival and contemporary architecture. Most historic homes have been restored and preserved with attention to original details, such as stone exteriors, arched doorways, built-in bookcases and rich hardwoods. Newer homes built after 2000 blend with other properties and include innovations like outdoor kitchens, spas and fireplaces. Homebuyers can expect to pay between $400,000 for a newer contemporary and $1.8 million for a large estate with over a half-acre of land. Though these homes are above the average price of most Tulsa homes, buyers are drawn to the Garden District for other reasons. “Everyone who lives here has decided it’s worth the price,” Saunders says. “It’s peaceful and serene here — less hectic. And there’s a strong sense of community, a slice of Mayberry. It’s hard to find a community like this in a large metro area.”

Parks, Gardens and Museums
Woodward Park and Gardens features an elegant Victorian conservatory and arboretum. The Tulsa Garden Center and Historical Society and Museum are adjacent, housed in Italianate revival-style mansions built in 1919 for oil magnates David and Sam Travis. Several blocks south, the Italian Renaissance villa completed in 1927 for oilman Waite Phillips is now home to the Philbrook Museum of Art, whose gardens were once declared the most beautiful in Oklahoma. Also nearby, the Gathering Place is a $465-million gift from the George Kaiser Family Foundation to the city, featuring acres of playgrounds, a boathouse, sports courts, a BMX pump track and skatepark, gardens and trails.

Open-air malls and landmarks
A block east of the neighborhood, Utica Square is an open-air mall with a Saks Fifth Avenue and some of the most popular restaurants in the area, including Stonehorse Café, which serves afternoon tea, and Bar Serra, with an upscale menu and modern greenhouse interior. The Brookside Entertainment District is on South Peoria Avenue, where residents can dine at Mondo’s Ristorante Italiano, a Tulsa landmark in business since 1969. There’s a Trader Joe’s on Peoria and a Whole Foods nearby on East 41st.
Happenings in the district
In late April, during prom season, Woodward Park becomes the backdrop for countless prom pictures. “Every Friday and Saturday, the park is overrun with colorful dresses and kids smiling ear to ear,” Saunders says. “It’s a pleasure to watch the parade.” In September, the Tulsa Garden Center hosts Wine and Roses Under the Harvest Moon, an elegant garden party in the Arboretum at Woodward Park.
Downtown Tulsa is just a short trip from the Garden District.

Exceptional public and private schools
The public schools that serve the neighborhood include Council Oak Elementary, which received a B from Niche and incorporates outdoor and hands-on learning to increase student engagement. Thomas Edison Preparatory Middle and High, scoring a B and A-minus, respectively, offer a magnet program of advanced placement studies designed to serve students with varied abilities who want to achieve more. Monte Cassino, a PK-8 private, and Cascia Hall Preparatory, a 6-12 private, both Catholic schools, are nearby, each scoring an A-plus.
Council Oak Elementary focuses on outdoor learning, getting students beyond the classroom walls.
Thomas Edison High school is part of the Tulsa Public School System.

Public transportation in the Garden District makes it easy to get around the area.
Getting around Tulsa
Metrolink buses ride along South Peoria and East 21st Street, bringing riders downtown and to other parts of the city. The neighborhood is also within 2 miles of State Highway 64 and Interstate 444, which loops around the downtown historic districts. Residents can also rent bikes using This Machine, a bike-sharing program that costs 15 cents or less per minute, with equity memberships available.
