Acre-large lots in Tulsa’s Midtown suburbs
As Midtown Tulsa grew rapidly in the first half of the 20th century thanks to the region’s bustling oil drilling industry, local developer C.L. JoHansen created plans in 1950 for a modern neighborhood where each home would be set on an entire acre.
More than half a century later, the homes of Johansen Acres stand out in the suburban sprawl, offering expansive backyards and front lawns for classic ranch-style homes with long driveways and attached garages. “It attracts a lot of first-time homebuyers and people who like that midcentury look and feel. And it’s quiet,” says Dylan Moseley, a local realtor with Keller Williams. While the original development is situated along East 24th Street and East 25th Place — according to an article about the neighborhood in the metro area’s primary newspaper, the Tulsa World — Johansen Acres now spans a dozen blocks north to south. While the rest of the single-family homes are on smaller lots, they still share quick, convenient access to Midtown’s myriad suburban shopping centers and Downtown Tulsa six miles west.

Original Johansen homes top market at $300,000 and above
The spacious homes in the center of Johansen Acres rarely go on the market and often sell quickly. Over the years, homeowners in the neighborhood utilized the extra space to build inground pools, garden sheds and workshops. Buyers can expect to pay more than $300,000 for one of these homes, which also tend to be larger than the other ranch-style homes that comprise the rest of the neighborhood. The average price per square foot is $132. With single-family homes in the community averaging about 1,600 square feet, home prices typically range from $125,000 to $250,000.

Enjoying nature in Terrace Park
Terrace Park in the middle of the community is a large neighborhood green space. Spanning the length of about four blocks, the 20-acre park includes a small playground and a short trail that spans about two-thirds of a mile. While there are few amenities, the large green space allows residents to walk their dogs, have picnics and run free.

Neighborhood schools at MacArthur Elementary and Nathan McHale Junior/High School
Families that choose to enroll in Tulsa Public Schools can have their kids stay in the neighborhood from kindergarten to senior year, with three schools clustered together on the north side of the neighborhood. Niche gives the PreK-5 MacArthur Elementary a C-minus rating. The elementary school also offers the 21st Century Continued Learning Club, which provides homework help, free tutoring and a light meal after each school day. From there, students can advance to Nathan Hale Middle School and Nathan Hale High School Niche gives the schools a C-minus and a C, respectively.
Hale Middle School is a popular schooling option in the area.
Younger students in the area have the choice to attend MacArthur Elementary School.

Easy access to Interstate 44 and Highway 64
“Obviously, there’s the other shops around the old mall and easy access to restaurants nearby, but probably the biggest thing about it is its access to the highways,” Moseley says. “You can get to basically anywhere in Tulsa in about 30 to 40 minutes.” Immediately south of the neighborhood, the Interstate 44 and Highway 64 interchange makes it easy for motorists to commute downtown or reach other points around the Tulsa metro area. Moseley adds. Along the major thoroughfares surrounding the neighborhood, people can catch Tulsa MetroLink buses to get around the region as well. About five miles north of the neighborhood, jets fly out of Tulsa International Airport to destinations across the county, including Los Angeles, Austin, Chicago, Atlanta, Orlando, Washington and New York City. While long-range and regional passenger rail service has not been offered since the 1970s, transit advocates are pushing local, state and federal officials to resume service at the Tulsa Union Depot downtown.

Hispanic cuisine at Tacos 4 Ever and tons of suburban shopping centers
With much of Tulsa arranged in a giant grid of numbered streets and superblocks containing the area’s various neighborhoods, residents of Johansen Acres are near restaurants, shops and commercial businesses in low-slung strip malls and large shopping centers with big asphalt parking lots along 21st Street to the north, Sheridan Road to the west and Memorial Drive to the east.
In the southwest corner of the community, folks can buy produce, groceries and Hispanic products at Supermercados Las Americas International, located in a shopping center that also includes a Walgreens pharmacy. At the opposite corner of the neighborhood to the northeast, folks can dine on Hispanic staples at restaurants such as Tacos 4 Ever, Las Tres Fronteras and Pasteleria Mexicana, a bakery specializing in colorful and decorative cakes styled with fondant and other embellishments.
Farther down Sheridan Road, folks can also shop at Sam’s Club and The Home Depot. Other big box retailers, franchise restaurants and fast-food joints are also clustered around 41st Street between Sheridan Road and Yale Avenue, another major north-south thoroughfare. While the indoor Tulsa Promenade shopping mall there closed in 2023, Moseley says many people in the Midtown area still frequent the businesses in the large shopping centers next to it.
