Access to highways and highly rated schools in Knollwood Estates
The south side neighborhood of Knollwood Estates sits between the Creek Turnpike and the Arkansas River, about 20 miles from downtown Tulsa. “The good thing about this area is you’re in the Jenks school district, but you’re still in Tulsa’s city limits,” says Stephen Hester, a real estate agent with Coldwell Banker Select and host of "Stephen Talks Oklahoma" on YouTube. Residents also have access to a major retail corridor on Memorial Drive.
Endless shopping and dining options can be found on Memorial Drive, the Eastern border of Knollwood Estates.

Large neighborhood occupied mainly by single-family homes
Single-family houses make up most of the property blend, and most residents own. “Some of the houses are around 3,000 square feet, so they’re great for families,” Hester says. In the neighborhood center, many homes date to the late 20th century. Land parcels in this area measure up to half an acre, with shaded, well-maintained yards. Some roads have paved sidewalks, and residents who live near Memorial Drive can walk to restaurants and shopping centers. Lot sizes are generally smaller near Memorial Drive and along the river, where many homes feature new construction. Gated subdivisions like Windsor Woods and Creek Pond occupy the northern portion of the neighborhood. Small starter homes sell for $200,000 to $250,000, and contemporary or Colonial-style homes go for $275,000 to $500,000. Larger contemporary and custom builds can fetch $500,000 to $1 million. The area has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Memorial Drive is the primary retail corridor
Memorial Drive borders the eastern edge of the neighborhood and serves as its primary retail corridor. “Most of your shopping is gonna be around 64 —locals call that Memorial — and that’s one of the largest shopping areas in all of Tulsa,” Hester says. Chain stores like Walmart Supercenter, Lowe’s Home Improvement and Costco line the highway, and groceries are available at Reasor’s and Aldi. Most restaurants are casual, with options ranging from Gung Ho Ramen and Tokyo Garden to Savastano’s Chicago-style pizza. Braum’s Ice Cream & Dairy Store is a beloved local chain, and recent addition Dos Panchos Tequila Bar & Mexican Grill offers all the tortilla-wrapped favorites, plus a few house specialties.

The Creek Turnpike connects residents to the Tulsa metro
The Creek Turnpike, one of the primary traffic arteries in the Tulsa metro, forms the neighborhood’s northern border and intersects with U.S. Route 64 on its eastern edge. Two major medical centers, Hillcrest Hospital South and Saint Francis Hospital South, are about 3 miles away. Commuters have a 20-mile drive to downtown Tulsa, and Tulsa International Airport is about 17 miles away. Since MetroLink Tulsa’s regular bus routes don’t extend south of the Creek Turnpike, this is a car-dependent neighborhood.
Hunter Park features picnic areas, a playground and a pond
The Creek Turnpike Trail traverses the neighborhood, taking a detour into Hunter Park on the other side of the highway. The 71-acre park features an ornate picnic pavilion, a playground and splash pad, a challenging 18-hole disc golf course with rugged terrain, a dog park and a pond frequented by ducks and geese. The Labyrinth at Hunter Park offers a meditative walk along a circular path that begins and ends at the same place, with no stops or dead ends.
The Philcrest Hills Pickleball and Tennis club is perfect for a pick up game or tournament play.
The 96th and Riverside Park near Knollwood Estates connects to miles of trails for walking.

Arts and crafts at October’s Brush Creek Bazaar
In October, local artists, crafters and musicians show their stuff at the Brush Creek Bazaar festival. Various art installations are on display, and food vendors offer savory and sweet options. Proceeds from the two-day event provide funding for at-risk youth.
Homeowners insurance and safe rooms protect against storm damage
Tornado risk in Tulsa is higher than average. Homeowners insurance can help protect against storm damage, and Oklahoma’s SoonerSafe program offers rebates to residents who invest in safe rooms or storm shelters. Homes close to the river might also be at risk of flooding.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
