South of downtown Tulsa, the suburban neighborhood of Minshall Park eddies out from the city’s main current. Streets loop in circular patterns around the namesake park, the neighborhood centerpiece. “You’re kind of in the heart of Tulsa there,” says Stephen Hester, a real estate agent with Coldwell Banker Select and host of "Stephen Talks Oklahoma" on YouTube. “You’re close to all the amenities of South Tulsa, close to Woodland Hills Mall. If you want to feel like you live in the suburbs but still live in the city, Minshall Park is where you want to be.”

Minshall Park is primarily residential, though apartment buildings are more common than single-family homes. Stately contemporary homes, most built in the 1980s, populate the winding streets and cul-de-sacs. “They have some pretty cool houses over there that are great for family housing,” Hester says. “Houses are bigger, and the price per square foot is pretty good.” The median home price is $300,000, slightly above average for Tulsa but well below the national median of $416,700. A condo or townhouse might cost $100,000 to $250,000, while a four-bedroom brick contemporary home could sell for $300,000 to $400,000. Large custom builds in gated communities like Charter Oak typically command prices in the range of $450,000 to $550,000. Most properties include attached garages and paved driveways, with lot sizes measuring about 10,000 square feet. Joggers and dog walkers should be prepared to navigate traffic due to a lack of sidewalks on the residential streets.

A shopping center in the northeastern corner of the neighborhood offers furniture, clothing and warehouse stores, plus a Reasor’s supermarket and food options including Bravos Mexican Grill and Smitty’s Garage Burgers & Beer. The neighborhood’s central green space spans 31 acres. Closed for renovations in 2021, the park reemerged with new sidewalks and deeper retention pools for improved water quality. The central meeting spot is a fishing pond flanked by a playground and a picnic pavilion with stone pillars. Walking trails wind beneath shady trees, through dense thickets, over wooden bridges and along the water’s edge. Near the picnic area, a playground appeals to grade-school-aged kids.

Students in Minshall Park can attend Carnegie Elementary School, which receives a Niche grade of C-plus and sits about 3 miles from the neighborhood. Memorial Middle School, rated C-minus, offers Gifted Education and Talent Development Services, while Memorial High School, rated C-plus, offers an engineering program and an array of electives. Interstate 44 is within 3 miles of the neighborhood and provides a good starting point for the 13-mile trip to Tulsa International Airport. Residents are within 3 miles of St. Francis Hospital and Saint Francis Children’s Hospital, two of the major medical care facilities in Saint Francis Health System. With more than 11,000 employees, Saint Francis is the largest private employer in Tulsa County. “I would call that area Medical Mile,” says Brian Frere, agent with Keller Williams Realty Preferred.
