Rolling into Riverview
South of the downtown districts, the Riverview neighborhood curves along the bank of the Arkansas River. The Riverparks East Bank Trail borders the neighborhood’s edge, contributing to its perpetual on-the-go vibe. “It’s very walkable. Busy — lots of walkers, joggers, cyclists,” says Elizabeth Craddock, Realtor with McGraw Realtors. “We’re in the path of a lot of bike races, foot races, the Tulsa Tough, all that.” Even on a regular day, though, pedestrian traffic levels run high. With downtown Tulsa just one mile away and Cherry Street beckoning a couple of miles east, Riverview is right in the center of the action.

Riverview is within walking distance of the Gathering Place, Tulsa’s primary riverside park. With its eye-catching architecture, immersive children’s play areas, historic multi-use trail and suspension bridges, this is no run-of-the-mill neighborhood park. USA Today voted it the Best New Attraction of 2019 and granted it the title of Best City Park two years later. Closer to the neighborhood, Maple Park features a walking trail, a playground and ample open space for picnicking or running around. Dream Keepers Park dominates 12 acres along South Boulder Avenue, just a short walk from the river. The green space, which includes a veterans’ memorial, is currently suffering from neglect, but the City of Tulsa plans to upgrade it with the aid of a National Park Service grant. At Creek Nation Council Oak Park, residents can visit the majestic post oak tree that marks the site of the native Lochapoka tribe’s ceremonial grounds.

Tackling the Tulsa Tough
Several athletic events enliven the streets throughout the year. Riders in the Tulsa Tough cycle through Riverview during this three-day bike race in early June, and November’s Route 66 Marathon sends runners up Riverside Drive during its final stretch. In a different key, the Tulsa Spotlight Theater on Riverside Drive is a historic landmark featuring year-round live performances. More than a quarter-million people have watched “The Drunkard & The Olio,” America’s longest-running play, at the Spotlight since the first show in 1953. The venue also hosts the Spotlight Children’s Theatre, which showcases local talent in family-friendly productions. Finally, residents have an easy walk across the river to Oktoberfest when it arrives at River West Festival Park in the fall.
Mixture of mansions and multi-family dwellings
When a neighborhood is close to downtown, apartment complexes and multi-family units are standard, and Riverview is no exception. That said, many single-family homes are also available in the area. “You’re going to find houses as old as 1920 and maybe a couple before that,” says Craddock, who’s lived in the area for 13 years. “A lot of Art Deco homes and a smattering of mansions from the oil days.” There are also plenty of single- and two-story Craftsman-style homes in the mix, most bordered by small strips of lawn. Paved driveways and sidewalks contribute to the neighborhood’s pedestrian-friendly nature. Prices range from $250,000 for a two-bedroom condo to several million for one of the historic mansions.

Council Oak Elementary, where most Riverview students will start school, is a block away on South Cincinnati Avenue. They’ll move on to Edison Preparatory School for grades 6 through 8. Niche gives a B to both schools. At Thomason Edison Preparatory High School, students can enroll in AP Seminars and Research courses. The high school gets an A-minus.

Riverview residents don’t have to venture downtown to get their morning caffeine jolt. At DoubleShot Coffee Co., java junkies sip iced Americanos while nibbling on cinnamon rolls or breakfast burritos. When lunchtime rolls around, Ron’s Hamburgers & Chili serves up patty melts, chili-cheese Coney dogs and Frito Pie, all washed down with draft root beer. The local bistro Maple Ridge Grocer is the place to go for a weekend brunch or an evening cocktail. Folks who prefer dining in can shop for groceries at Trader Joe’s on South Peoria Avenue.

Holy Trinity on South Guthrie Avenue
The Holy Trinity Christian Orthodox church on South Guthrie Avenue dates to the 1920s, when many immigrants from Greece brought their culture and heritage to Riverview. The church invites residents to celebrate this history every September at the Tulsa Greek Festival. The three-day event features live entertainment, authentic Greek cuisine and tours of the ornate building.
From Riverview to Cherry Street
“A very short drive will take you downtown or to 18th and Boston, Cherry Street, or the Gathering,” Craddock says. “Everything is close.” The neighborhood is also 10 minutes from Tulsa International Airport. Metropolitan Tulsa Transit Authority buses stop around Dream Keepers Park, along 21st and 15th Street and a few other places, but it’s rare for Riverview residents to rely on public transit. The closest major highways are Route 64 and Interstate 444, which run along the neighborhood’s northern border.
