With Tulsa wedged between the Great Plains and the Ozark foothills, Shadow Mountain is one of the few neighborhoods in the city where you can see the downtown skyline over 10 miles away.
Shadow Mountain is part of the densely populated suburbs stretching across South Tulsa, occupying one of the massive grid squares between 61st and 71st Streets. The neighborhood is also right across from the Woodland Hills Mall, a still-popular shopping destination that anchors a bustling retail corridor with numerous big-box retailers, a diverse array of restaurants and a smattering of locally owned businesses.
On top of all its conveniences and luxuries, the homes in the neighborhood are pretty sweet too. “The prices are reasonable for homes that are larger and on nice-sized lots with mature trees,” says Tiffany Johnson, a Tulsa native and local realtor with Chinowth & Cohen. “It’s a nice little neighborhood.”

Tudors and midcentury ranchers between $200,000 and $450,000
Developed throughout the 1960s to the ’80s, the neighborhood features an eclectic mix of Tudor-inspired homes with half-timbered exteriors and brick midcentury ranch-style homes. Many of the homes are fairly spacious, averaging 2,100 square feet. Johnson says that’s also what makes the homes so desirable, especially as prices for single-family homes range from $200,000 for a 3-bedroom, 2-bath rancher spanning 2,000 square feet to $465,000 for a 3,300-square-foot home with four bedrooms, two-and-a-half bathrooms and an attached two-car garage. Prospective buyers can also consider low-density apartment condos in a gated community that includes a community pool and clubhouse. The condo prices range from $80,000 to $160,000.

Directly across from the Woodland Hills Mall
Covering approximately 1 million square feet, Woodland Hills Mall boasts more than 150 businesses and a 45-foot Ferris Wheel that will start spinning inside the new 250,000-square-foot Scheels sporting goods store when it opens in fall 2024. Around the mall on Memorial Drive, other retail centers include a WinCo Foods supermarket and big box stores such as Walmart and Sun & Ski Sports. When the weekend comes, folks catch new movies at the Cinegy Tulsa cinema after grabbing dinner at HuHot Mongolian Grill. Tulsa’s Incredible Pizza Company, a family-friendly restaurant and amusement center, features arcade and carnival games, laser tag, bumper cars and go-karts. Johnson adds that folks who move to the community can’t miss out on In The Raw, a sushi spot that’s relatively isolated on the other side of the neighborhood along Sheridan Road. Perched on a hillside slope, the restaurant’s stylish patio looks out to the city skyline, giving a picturesque backdrop for romantic sunset dinner dates.

Montessori program available at public Grissom Elementary
Within the neighborhood, parents can walk their kids to Grissom Elementary in the center of Shadow Mountain. Part of the Tulsa School District, Grissom gets a C-plus rating from Niche. Grissom also happens to be one of the few schools in the state that offers a Montessori learning program for its students, adopting an experiential teaching model that emphasizes cognitive, emotional and social development through self-motivated growth. From there, students can advance to Memorial Middle School, which offers a STEM Demonstration Lab in which students can try out drones and a flight simulator. At Memorial High School, students can get a head start on earning college credits through the school’s Early College Program in collaboration with Tulsa Community College. Niche gives the middle school a C-minus and the high school a C-plus.

Between the neighborhood’s condo development and the tract of single-family homes, Boots Adams Park forms a greenbelt where visitors come to stroll along paved walking trails or bring their kids to meet friends at the playgrounds and swings. Around Memorial High School two miles from the neighborhood, La Fortune Park spans 270 acres and includes an 18-hole championship golf course and lighted driving range. Established as Okalahoma’s first county park in 1960, LaFortune has become a major part of the community. Kids on the high school basketball team run along its 3-mile asphalt trail before practice. Parents teach kids how to cast lines at its two fishing ponds. Future tennis champions play singles and doubles at the LaFortune Park Tennis Center’s 21 courts. Close to St. Francis Hospital
While plenty of folks in the area commute downtown, doctors and medical professionals are only two miles from St. Francis Health System’s main hospital in Tulsa. “You wouldn’t have to leave that area if you didn’t want to. But if you did, it’s still easy to get around,” Johnson says, citing the neighborhood’s proximity to Route 64 and Interstate 44 and the ability to drive downtown in about 20 minutes. Residents can also get around on public transit as Tulsa MetroLink buses route along the edges of the community.
