Part of the new redevelopment measures laid out for University Park involved reshaping and rezoning the district for highways and industrial use, leading to the demolition of landmarks like the Dreamland Theatre. The educational resource and community facility features personal accounts of the massacre and a virtual art exhibit by local artist Dawn Tree depicting Black Wall Street before and after the destruction.

Restoring the neighborhood with new residences
Since the neighborhood needed to be restored, most homes only date back to the 1950s. A bevy of bungalows and ranch-style homes cluster along the small lots and densely wooded yards of University Park’s residential streets. Though the median hovers around $207,500, asking prices may range from $92,000 to $550,000 depending on square footage and other amenities like garages. “Most people are attracted to this area due to the fact that prices are down, and houses are sitting on the market for about 35 days now,” Grundy says. “It’s a very high-demand area, you’re close to downtown with a lot to do and you don’t have to drive 20 to 30 minutes just to get somewhere.”

Education in the heart of Tulsa
Students may attend public schools in the Tulsa Public Schools District, including Emerson Elementary, which earns a C-minus rating from Niche. Convenient location and transportation options
University Park offers convenient travel options by car, bus or plane. Wedged between Cherokee Expressway and LL Tisdale Parkway, the neighborhood also boasts proximity to many of the city’s major thoroughfares, including Interstate 244, Interstate 444 and Oklahoma State Highway 51.
