A commercial hub 10 miles from downtown
The Woodlands neighborhood is roughly 10 miles southeast of downtown Tulsa, building its reputation on pristine residential streets and acclaimed schools. But what really anchors this neighborhood is the city’s biggest shopping center, Woodland Hills Mall. “The 71st and Memorial corridor, where Woodland Hills Mall is located, is filled with opportunities for recreation and leisure,” says Jackie Proffitt, Realtor for Keller Williams Realty Advantage. With about 20,000 homes in this zip code, there’s a sense of small-town suburbia in this neighborhood, even though it’s one of the more active stretches of Tulsa, thanks to all the commercial entertainment.

Contemporary homes starting at $250k
The neighborhood features curving streets, ending in cul-de-sacs and providing residents with a walkable landscape. This may sound typical of many suburbs around Tulsa, but there’s a contemporary feel to this neighborhood, with many homes built from 1980 to 1999. There are several styles throughout for homebuyers to choose from. Modest bungalows are commonly seen, and there are also elaborate French-style homes, which typically include two-car garages, covered front porches and enclosed spacious backyards. Many homes go for around $250,000, but for more square footage and embellishments like pergolas, prices will peek into the $300,000 range. There's also a lot of new development happening in the Woodlands, with homes from the 2020s being built, featuring elements of Colonial and Tudor styles, such as steeply pitched gables. Prices are in the $400,000s.

Over 150 stores at Woodland Hills Mall
Woodland Hills Mall takes up more than 1 million square feet across two stories, and features over 150 stores. Visitors can upgrade their phone or computer at Apple, find their next favorite outfit at American Eagle or Dillard’s, or chow down at some of the most well-known chains like Cheesecake Factory. The mall opened in 1976, and in fall 2024 it’s set to unveil a $132 million sporting goods store that’ll include a 45-foot Ferris wheel, saltwater aquarium and arcade room. Grocery shopping can be done close to the mall, too, with these options available: Walmart Supercenter, Sam’s Club, WinCo Foods and a Pan-Asia Supermarket.
More restaurants sit next to the mall on 71st Street. Equipped with a bar, Blue Coast Juicy Seafood serves up everything from fried oyster baskets and lobster tail to custom dishes based on a choice of shrimp, snow crab, scallops and more. Across the street at Bolicious, more seafood is available in the form of sushi. This is a fast-casual establishment similar to Chipotle, so patrons can build their own poke bowl or burrito, or snag a side order of fried spring rolls. Casual eats continue on Memorial Drive, at Fat Guy’s Burger Bar. Known for its peanut butter and bacon burger, this stop offers all types of eccentric sandwiches, as well as chili cheese dogs, wings and thick milkshakes.

Centrally located 71st Street
While many residential stretches are walkable, especially because they’re relatively partitioned off from commercial centers, it’s crucial to have a car in the Woodlands. Drivers can take advantage of 71st Street, an east-west corridor that runs through the center of the neighborhood to Highway 64, a major north-south corridor. However, buses run along 71st Street and Memorial Drive, so residents can use public transportation to enjoy all the commercial amenities.
