Willis Heights is an established residential pocket located a few miles west of downtown Tupelo and just south of one of the city's most commercially active streets. "It's more affordable for first-time homebuyers," says local Realtor Gloria Holliday of Crye-Leike Real Estate Services. She's sold homes across the region for 23 years and is originally from Tupelo. "A lot of people like that side of town because of the eateries and shopping."

Several homes in Willis Heights are getting picked up by investors. "A lot of houses are being renovated right now," Holliday says. Much of the community's 20th-century bungalows and cottages have been flipped and sold, and many mid-century ranch-style homes have received a few updates. Several houses have new flooring, a fresh splash of paint and updated kitchens. The community also features some new traditional houses. Homes typically list and sell from $100,000 to $200,000. Lots normally measure around a quarter-acre acre with a couple of mature trees.

Tupelo Public Schools earn high remarks on Niche
The Tupelo Public School District scores an A on Niche and is ranked the seventh-best district in Mississippi. Rankin Elementary School has an A on Niche and is ranked the best public elementary school in Lee County. Niche gives Tupelo Middle School and Tupelo High School overall A's. Students at Tupelo High can take dual credit classes and earn college credit through partnerships with Delta State University and Itawamba Community College. Dual credit classes include art appreciation and British literature.
