Twin Lakes offers urban conveniences for a relative bargain

Wedged between multiple major highways, Twin Lakes is a community with proximity to Denver at lower prices than the city. This suburb features well-kept midcentury houses and a variety of modern homes in the sprawling Midtown master-planned development. All are close to roadways and public transportation options that make commuting through the region more convenient. “Location-wise, people who work in downtown Denver or Boulder, or even need to jump on the highway right away to go to the airport, it’s an easy way to live really close to the city but without paying in-city-type prices,” says Realtor Juan Munoz with Your Castle Real Estate, who lives in Midtown. “So you get great value.”

Housing variety abounds in terms of age and layout

Central and northern portions of Twin Lakes offer similarly styled brick ranch-style homes built in the 1950s and 1960s. These houses have floor plans from about 1,000 to 2,400 square feet and are organized on lots that are usually between one-tenth and one-fifth of an acre. Prices range from $350,000 to $550,000.

The Midtown community, which covers the south end of Twin Lakes, dates back to the early 2010s. The development now has hundreds of spacious new traditional- and contemporary-styled houses on compact lots. “The community is where this neighborhood shines,” Munoz says. “To where people have actually moved once or even twice and stayed within the neighborhood.” Some houses in Midtown push up to around 4,000 square feet. Traditional single-family options sell for $515,000 to just over $1 million. Midtown also has townhouses for $480,000 to north of $850,000.

Neighborhood restaurants offer specials and events

Many in Midtown are within walking distance of Bruz Beers and Early Bird Restaurant, two spots for grabbing a drink and a bite to eat. Bruz Beers, a brewery, has a variety of Belgian beers and hosts different food trucks every day. Bruz also offers its own menu of pizzas and snacks. “We call them, ‘your extended living room couch,’” Munoz says of Bruz. “Because [they’re] really part of the community.” Neighboring Early Bird specializes in breakfast and brunch and holds a happy hour from noon to 2 p.m. Monday through Friday. Yorkshire Fish & Chips is another staple in the neighborhood, open since 1971 and known for its namesake dish. The restaurant is around the corner from a Lowe’s Mercado grocery store. Twin Lakes' CAP Index Crime Score of 4 out of 10 matches the national average.

Community events cater to Midtown and beyond

Bruz Beers is responsible for some of the community programming in the area. The brewery hosts a Summer Concert Series with free outdoor performances once a month from June to September. There are trivia nights at Bruz every Wednesday, too. Midtown has its own events for people who live in that development. “All the way from adult-only, to family friendly events,” Munoz says. Options range from a community yard sale to a holiday celebration with Santa and bounce houses.

Westminster and Mapleton school districts offer flexible enrollment

The Westminster Public Schools and Mapleton Public Schools systems cover different sections of Twin Lakes. Both districts have C ratings on Niche, and both allow students and their families to apply to schools of their choice. Westminster serves a northern swath of Twin Lakes and close-by school options include the C-minus-rated Colorado Sports Leadership Academy, for prekindergarten through eighth grade. Students at CSLA can participate in Westminster’s Westy Futures sports program, with baseball, basketball, football, soccer, softball and volleyball teams. The C-plus-rated Westminster High has robust visual and performing arts programs.

Mapleton Public Schools covers the southern and eastern portions of Twin Lakes. Students in the neighborhood may go to the nearby, C-minus-rated Trailside Academy for prekindergarten through eighth grade. Trailside has a free afterschool program that touches on topics from coding to cooking to sports. The C-plus-rated Global Leadership Academy is an option for grades 9 through 12 and offers Career Technical Education courses in business and digital technology.

Home Plate Park and Orchard Park offer outdoor amenities for a variety of people

People around Twin Lakes can take advantage of Midtown Home Plate Park — it’s open to all, not just Midtown residents. The space features a playground and a splash pad. The bigger, 11-acre Orchard Park to the north features a bocce ball and sand volleyball courts, two ball diamonds, a multi-use field and a skate rink. Parts of the Little Dry Creek and the Clear Creek trails run through Twin Lakes, too.

Twin Lakes is located in a web of highways

People around Twin Lakes are within about 3 miles of U.S. Route 36, Interstate 25 and Interstate 76. Route 36 is a way to get 21 miles northwest to Boulder, a hub for tech jobs. “My wife works in Boulder, so she loves that,” Munoz says. “She can just hop on Highway 36 really fast and get there in like 20 minutes.” Residents are also close to the Pecos Junction and Westminster stations in Denver’s Regional Transportation District commuter rail system, which can take passengers toward downtown Denver, 7 miles away.
