A group of concerned Tyler citizens banded together in the 1980s to revitalize a downtown in decline. Thanks to the efforts of the group known as Heart of Tyler, Downtown Tyler has experienced a rebirth, with new businesses moving to the area, restaurants and bars buzzing on nights and weekends, and new townhouses and apartment complexes are filling up with newcomers, many of whom have escaped Dallas in search of a small-town lifestyle. “A lot of folks know each other here, volunteer together, help each other out. It's a very tight-knit community," says John Landes, a managing partner with Fourth Point Real Estate and longtime Tyler resident. “Tyler is not a travel-through town. People seek it out to live and work here.”

Downtown Tyler has many exciting restaurants to choose from
Residents in Downtown Tyler get to take full advantage of its proximity to many locally-owned restaurants. The most well-known is Rick's on the Square, a neighborhood staple since 1992 that serves American classics like steak, burgers and seafood. It offers a full bar and live music most nights of the week. The Foundry Coffee House serves coffee from local roaster Porch Culture and strives to provide the community with a place to hang out. For something a little stronger, many head to ETX Brewing Company, a family-owned microbrewery that has been serving the community since 2017 and offers local craft beer, burgers, sandwiches and salads. Shopping is limited in the neighborhood, so residents drive a few miles down Broadway Avenue to pick up groceries at Brookshires and essentials at Walmart and Target.

New townhouses available on West Erwin Street
Downtown Tyler mainly consists of office buildings, churches and local government. Still, there are some small, fixer-upper bungalows with two or three bedrooms, priced between $100,000 and $150,000. There are larger houses, too, many of which were converted to multi-family residences. The streets in these residential pockets usually still feature vintage brick pavers, with wide sidewalks lining them. The West Oak Townhomes complex on West Erwin Street offers more housing options, with three-bedroom townhouses built in 2022 and priced between $375,000 and $395,000.

Residents get fresh air and exercise at Fun Forest Park
Fun Forest Park is close by and offers tennis and basketball courts, where friends challenge each other to matches, soccer and baseball fields that buzz with excitement on the weekends, a playground and plenty of places to stay cool during the summer, like a pool and a “sprayground” for kids. The famous Caldwell Zoo is also nearby, an 85-acre park with more than 2,000 animals from North and South America and Africa. The Tyler Public Library is also in the neighborhood and offers weekly events for toddlers, tweens and teens.

The Red Dirt BBQ and Music Festival and The Rose Festival are two major annual events
The city offers many annual events for residents, including the Red Dirt BBQ and Music Festival, which spans two days and offers live music with an array of local barbecue to sample. The event draws thousands of attendees from across Texas and from neighboring states. The Texas Rose Festival is another popular event, which takes place each October and includes a parade, a craft fair and ceremonial events like the Queen’s Coronation. High school football reigns during the fall when residents flock to games between rivals Tyler High and Tyler Legacy High. “It doesn’t matter how good the teams are that year, the games will sell out,” Landes says. “There have definitely been some words shared and blood shed.”

Moore Middle School gives kids a comprehensive education with a focus on science, math and technolog
The Tyler Independent School District serves Downtown Tyler, and many kids begin their education at Bonner Elementary School, which has a B on Niche. From there, they head to Moore Middle School for sixth through eighth grade. Moore Middle is a math, science and technology magnet school that is also a comprehensive middle school, offering students a well-rounded experience. It has a B-plus rating on Niche and serves about 1,100 students. Students usually attend Tyler High School, which has a B-minus on Niche. A few faith-based schools serve the area for families considering private education for their kids.
The magnet program at Moore Middle is one of the best in Tyler ISD.
Tyler High School serves 9th through 12th grades.
