With three natural spring-fed lakes, towering mature trees and extensive landscaping, The Crossing is a premier development in South Tyler that has rightfully earned the slogan “A Neighborhood Inspired By Nature.” However, this did not happen by accident. Every element, from the curvature of the roads to the use of rod-iron fencing, has been meticulously designed since construction began back in 2005. “It was inspired by nature as we took the existing features of the land and implemented both green space and common areas,” says Michael J. Werner, President of Werner-Taylor Land & Development L.P. “The landscaping standard here is very high.” Today, the neighborhood features a variety of residents, from young families to retirees and is matched only by the variety of architectural styles displayed prominently in the large, stately homes. Walking is the preferred method of transportation, as numerous footpaths crisscross throughout the neighborhood and connect to nearby commercial centers and The Legacy Trail, the newest hiking trail in the City of Tyler. “The walkability is really what sets The Crossing apart from other neighborhoods,” says Myriah Boles, a local Realtor with the Standard Realty Group.

Rod-iron fencing surrounds a wide variety of architectural styles
The Crossing offers various living options, from lakefront estate builds to modest garden homes. Many master-planned communities fall into the trap of a uniform look, but The Crossing breaks from this mold by featuring an eclectic mix of architectural styles. Spanish Revivals with stone exteriors and tiled roofs sit beside brick-lined Tudor mansions. Backyards are large and grassy, and a handful have swimming pools, providing a convenient spot to beat the summer heat. Modern farmhouses and ranch-style builds can also be found scattered throughout the neighborhood’s winding roads. “We welcome the different styles and plans,” Werner says. “There’s not one certain style, but there are design guidelines to adhere to.” While housing styles are varied, there are uniform design requirements set by the Architectural Control Committee. These ensure consistency and longevity throughout the neighborhood, including rod-iron fencing and a 70% masonry product requirement on new builds. Modest properties range between $500,000 and $1 million, depending on the number of bedrooms and square footage, while larger estates price from $1.5 million to $2.5 million. Plots of land are also available for those looking to build their dream home, with prices running from $90,000 to $320,000. Listings rarely stay on the market for long, and property values keep increasing. “The year-to-year appreciation of homes has been very strong,” says David Kurtz, Broker and Owner of Dwell Realty. “This is Tyler’s last high-end luxury development with new phases going in, so the comps just keep going up.” The Blake and Primrose Retirement Living Development are two senior housing complexes located in the neighborhood that provide additional options for retirement living as well as assisted living and memory care.

Jack Elementary is a Legacy School
The Tyler Independent School District serves the neighborhood, and residents enjoy proximity to their highly-rated schools. “There are good schools very close,” Werner says, “That’s a big deal for a lot of people.” Students begin their education at Jack Elementary, one of only 13 schools nationwide that has been recognized as a Legacy School, the highest honor for Leader In Me Schools. Three Lakes Middle School was built in 2015 and is located under a mile away, allowing for an easy commute. Tyler Legacy High School is the largest high school in East Texas, with a student body of nearly 2,700. Jack Elementary and Tyler Legacy earned an A-minus rating on Niche, while Three Lakes Middle School earned a B-plus rating. All Saints Episcopal High School and The Brook Hill School are private education option for parents to consider. Tyler Junior College and the University of Texas at Tyler are available to graduates looking to pursue higher education while staying close to home.

South Tyler is one of the city's fastest-growing areas, and residents are conveniently located to nearby shops and restaurants. The Legacy Trail is within walking distance and features 4.5 miles of concrete paths. The trail was opened in 2019 and repurposed the Old Cotton Belt Train route. Faulkner Park is 4 miles east and features numerous athletic facilities, including baseball diamonds and a tennis center. While The Crossing may be landlocked, a day on the water is always close by as the lapping shores of Lake Palestine are just 11 miles away. The reservoir spans 18 miles and is a hub for bass fishing tournaments and water sports.

Pedestrian-friendly roads with easy transportation access
The curvature in the roads is not just for aesthetic purposes, as it also slows down traffic, creating a pedestrian-friendly neighborhood. Residents enjoy walking and biking throughout the heavily forested streets and walking paths. Those traveling farther are conveniently located next to the Old Jacksonville Highway, which connects to downtown Tyler, 7 miles away. The Crossing’s secluded feel is only physical in nature, as the community has numerous events for residents to come together and connect. “We have easter egg hunts, drinks in the driveway and snow cone trucks,” Kurtz says. “It’s just a vibrant neighborhood community.” The city of Tyler also hosts year-round events, including some that are world-famous. Thousands of people flock to Tyler annually to attend the four-day Texas Rose Festival, which has been held every year since 1933. The festivities take place at the Tyler Rose Garden, 7 miles away.
