A college town with a suburban feel, Union Park sits at the crossroads of three major educational institutions: Valencia College East Campus, the University of Central Florida and Full Sail University. The neighborhood is a convenient 10-mile drive northeast of downtown Orlando and all its buzzy attractions. “Being 15 minutes from the amusement parks and around several colleges gives Union Park a good mix of urban and suburban living,” says David Plasencia, Realtor with Coldwell Banker Realty, who has been selling homes in the area for 16 years.

Union Park's tightly packed subdivisions brim with modest ranch-style homes with attached garages along streets lined with mature oak trees. Since most houses were built in the 70s, they boast colorful exteriors and retro-style windows and trim. These homes range in price from roughly $350,000 to $500,000, depending on size and condition. The neighborhood also has a mobile home community for those looking to downsize. “Since this is a college town, there is a huge market for rentals in this area. But you’ll also find plenty of families and people who have been living here for a long time.”

Going to school in Orange County
At Union Park Elementary, which earns a grade of B-minus on Niche, students can participate in a two-way developmental bilingual enrichment program. Union Park Middle School, which receives a C from Niche, offers a wide array of electives, such as arts, computers, and foreign languages. University High School, earning an A-minus from Niche, has been named a school of distinction by Magnet Schools of America. These schools all belong to the Orange County Public Schools district.

Plenty of green spaces and year-round warmth
Living in Union Park means having quick access to the Little Econ Greenway, a popular trail for skaters, runners and bikers. This paved pathway provides more than 7 miles of scenic river views and opportunities for wildlife sightings. The trail's focal point is Blanchard Park, a 90-acre green space with fishing, canoeing and picnicking areas. Little Econ Greenway is growing and will soon be connected to the University of Central Florida. Other neighborhood green spaces include the nearly 50-acre Downey Park, centered around a lake and featuring a skate park, off-leash dog park, several athletic fields and a splash pad and playground for the little ones. There's also Donnybrook Park, with paved pathways perfect for rollerblading, and Cheney Heights Park with nature trails and basketball courts.

Although lacking major attractions, Union Park is within just a few miles of several shopping and entertainment venues. The Waterford Lakes Town Center has more than 70 stores, including Kohls and Ross Dress for Less. Boardwalk Bowl Entertainment Center offers both bowling and billiards leagues. The one-stop amusement center Launch Family Entertainment Park has many attractions, including a ninja course, laser tag, and a trampoline court. Two golf courses are located within 5 miles of town, Rio Pinar Golf & Country Club and Fairways Country Club. Residents don't have to go far for great local eats. Lechonera Orlando, near Downey Park, is known for their roasted corn, rotisserie chicken and other Puerto Rican favorites. Cuban-style Rice & Beans Cocina Latina is a counter-service eatery that serves homemade mofongo. And elote, flan and chilaquiles are just some authentic Mexican dishes you’ll find at the family-owned Taqueria Las Cazuelas.
