Affordability, employment opportunities and the serenity of the open prairie

Home to Governors State University, University Park attracts buyers looking for proximity to this academic institution as well as area employers like an Amazon Fulfillment Center, Clorox Co. Distribution Center and Dot Foods. Buyers here can find single-family homes for more affordable prices than in many parts of the Chicago area, and residents enjoy the serenity of living in a semi-rural area backed by open prairies. Ample parkland, golf courses and nature preserves surround the community, making it especially attractive to those who enjoy spending time outside, and GovState provides entertainment through its athletics and arts programs. "The town almost has a rural feel, but you can reach all the amenities you could need in just a 10-minute drive," says Margaret Banks, who's sold real estate in the area for eight years. "It's a great place for a starter home, with lower home prices and property taxes."

Bi-level, split-level and ranch-style homes

Bi-level homes are common in University Park, as are split-level and ranch-style homes. Newer developments are typically contemporary traditional-style homes. University Park's housing is most dense on the neighborhood streets southwest of University Parkway and Western Avenue, where a mix of single-family homes and condos are available, and Craig Park anchors the community. Sidewalks shaded by tall trees line the neighborhood's winding streets, and lots have ample yard space for kids to run and play. Further from this intersection, residents can find lots with more acreage. On the neighborhood's outskirts, some buyers have chosen to purchase land to build their dream homes, so sometimes sprawling country estates hit the market in University Park. Prices start around $80,000 for a fixer-upper or a condo and get as high as $700,000 for a multi-acre lot with a custom-built home, but prices typically fall between $100,000 and $300,000, with a median price of $180,000 for a single-family home.
