University Park is home to Southern Methodist University
Mix elegant homes with walkability and stellar indie eateries and the result is the charming Southern city of University Park. Home to Southern Methodist University, the 25,000 residents here enjoy access to the university’s cultural offerings, as well as top-ranked public schools and more than a half-dozen parks. “There are parks and little parkways everywhere that are manicured, and it just looks really nice,” says local Realtor Paige Elliott with Elliott & Elliott Real Estate Group, who has 26 years of experience. “They take an interest in their parks here. And we’re literally minutes from downtown Dallas.”

SMU’s Meadows Museum offers an impressive collection of Spanish artwork, including pieces by world-famous artists Pablo Picasso and Salvador Dali. The university is also the site of the George W. Bush Presidential Center, which features an Oval Office replica and thousands of artifacts from Bush’s presidency, including the bullhorn he used at the World Trade Center following 9/11.

University Park’s curb appeal
University Park’s vibrant mix of housing styles is sure to meet the needs of any homebuyer. “There's everything from Tudor to modern to traditional,” Elliott says. “Some Colonial but mostly the trend right now is a lot of new construction modern, leaning towards modern or transitional.” Homes here commonly offer more than 4,000 square feet of living space. However, there are some condos, townhouses, duplexes and vintage cottages in the city for those looking for less space.
Prices are on the higher end for the Dallas-Fort Worth Metroplex, with the average sale price hovering around $2.3 million. A two-bedroom condo could be found for $425,000, while a sprawling 6-bedroom estate might fetch upwards of $5 million.
Most homes in University Park will come with small yards to maintain.

Public School students attend well-ranked Highland Park High
University Park students are zoned to the Highland Park Independent School District, which earns an A-plus Niche grade and serves nearly 7,000 students throughout eight schools. “HPISD is one of the top-rated school systems in the nation,” Elliott says.
Public school students will attend one of five elementary schools before moving on to McCulloch Intermediate School for fifth and sixth grade, Highland Park Middle and Highland Park High. Highland Park High School, which earns an A-plus Niche grade, has been nationally recognized for its academics and athletics. Alumni from the school have gone on to serve as Governor of Texas and astronauts. The school has produced Olympic gold medal-winning athletes, as well as Heisman winners and World Series and Super Bowl champions. Sports Illustrated once rated the school’s athletic program as the top in the state of Texas, and 16th in the country.
