Longstanding historical community just 20 miles west of Philadelphia
First colonized by the New Sweden colony in the 1600s, the Borough of Upland gets its name from the Swedish province of Uppland. The community’s hilly terrain gave one of its main streets the name “Hill Street,” where buyers will find some of Upland’s oldest homes, dating from the late 1800s. A suburb of Philadelphia, the community offers spacious, budget-friendly homes that still offer easy access to for commuters. “It’s a traditional, old-fashioned community that has a lot of history and a lot of families who have been in the area for generations,” says Realtor Karen Dauber with Long & Foster Real Estate. Suburban community with Colonial Revival homes
Homes here consist of Colonial Revival-inspired rowhomes and single-family homes from the early-to-mid-1900s. While Upland isn’t a very busy area, it gives off a city-like feel with homes being in close quarters, some featuring driveways and others requiring street parking. Most homes either have little yard space or are right up on the sidewalk, including some brick sidewalks reminiscent of its colonial past. The oldest and most historic home in the neighborhood is the Caleb Pusey House. Built in 1683, it was visited by William Penn and is the second oldest English house in the state. For one of the neighborhood's older homes, buyers can expect to pay around $100,000 to $200,000. Meanwhile, those built around the 1950s typically go for $250,000 to $300,000.

Students attend Chester Upland School District
Neighborhood students go to Main Street Elementary School, which uses modern technology such as high-tech Promethean boards and iPads to deliver a 21st-century educational experience. Students then go on to Toby Farms Intermediate School for sixth to eighth grade and then to Chester High School for grades nine through 12. All three of the schools scored a C-minus on Niche for their academics.

Upland Park is the town’s main outdoor destination
Many residents enjoy lounging in a wide-open green space or going for a stroll along paved tree-lined trails. There’s also an inclusive playground for kids of all ages and abilities to play on. The park is home to the Redwood Community Center, a popular spot for weekly events for local seniors, from country line dancing, exercise classes and several other entertaining programs. Residents can also visit the park for annual holiday events. “Residents are very traditional with their celebrations. Locals hang out at the park, kids decorate their bikes for the holidays. And of course, everyone comes for the Fourth of July fireworks,” says Dauber.

Small town comforts on Upland Avenue
For those who’d prefer to light up the sky themselves, residents can get everything they need from Phantom Fireworks, located in Upland’s one shopping center in the middle of town. There, residents can shop at Family Dollar for many of their household needs. After shopping, residents can stop by the deli or grab a steak along with other produce at Sam & Sam Meats, an Upland staple, serving the community for decades. For classic comfort food, head to Upland Diner, a popular spot for breakfast, lunch and dinner. While the restaurant has lots of options, the pot roast and sticky cinnamon bun French toast are a favorite among locals. The town has a few other dining options as well, like G@G Pizza or Chinese food from Great Wall. There are more big box stores and restaurants in nearby Chester, just 2 miles away.

Residents can easily connect to Wilmington or Philadelphia
Commuters can easily hop on Interstate 95, which runs directly through the southern portion of Upland. Philadelphia International Airport is just 8 miles away. Residents can drive just 11 miles further and they’ll be in Center City Philadelphia, where shops, restaurants and entertainment are abundant. For residents driving to Wilmington, Delaware, it’s a 14-mile trip south of I-95. The closest hospital is the historic Crozer-Chester Medical Center, which was once Crozer Theological Seminary, where Dr. Martin Luther King Jr. graduated from in 1951. For those seeking public transportation, the nearest light rail station connecting to Philly is Eddystone Station, just 3 miles away. Easy access to Philly and beyond makes Upland an attractive suburb to call home.
