Growing suburban township in Montgomery County

While Upper Dublin began as an agricultural community dominated by farmland and open space, the township is now a burgeoning residential suburb where sidewalk-lined streets sit alongside lush parks and shopping centers. “Upper Dublin is known for its park system and its school district. It's been known to draw people for that,” says Daniel Caparo, a Realtor with Exp Realty and a lifelong resident of Montgomery County. Located in eastern Montgomery County, the township includes portions of several communities: Abington, Ambler, Ardsley, Dresher, Fort Washington, Jarrettown, Maple Glen, North Hills, Oreland and Willow Grove. With access to major thoroughfares such as the Pennsylvania Turnpike and Pennsylvania Route 309, Upper Dublin offers comfortable suburban living with proximity to the urban amenities of Philadelphia.

Outdoor recreation includes fishing at Loch Alsh Reservoir

Upper Dublin has over 600 acres of open space and parkland. Mondauk Common Park sits in the center of town and features a sand volleyball court, a playground and a 1-mile paved walking track. Over at the Loch Alsh Reservoir, anglers can reel in bass or sunfish. Twining Valley Park sits on the opposite side of I-276 and has over 5 miles of paved trails for walkers, runners and bikers to explore. Next door is the Twining Valley Dog Park, where pooches can play off-leash in three fenced-in areas. The Upper Dublin Public Library offers more than just books, with study rooms, a computer lab and programs for all ages. The township also hosts weekly movie nights each summer at the UDPL’s Shanis Auditorium. Golfers have access to two private facilities: Lulu Country Club and the Manufacturers’ Golf Country Club. They sit side-by-side in the southeastern corner of Upper Dublin, and both feature 18-hole golf courses with scenic views of Sandy Run Creek. Tucked behind the country clubs is the Upper Dublin Community Pool, open from mid-June to Labor Day weekend.

Festivities at the Upper Dublin Fire & Ice Festival

Neighbors gather for various events hosted by Upper Dublin Parks & Recreation, including the Upper Dublin Fire & Ice Festival. The festivities take place each February outside the Upper Dublin Township Building and include local food trucks, live music, a beer garden and plenty of fire pits to keep everyone warm. During warmer months, neighbors gather at Temple University’s Ambler Campus for the Upper Dublin Summer Concert Series. While most of the township’s farmland has been converted into residential developments, Rose Bridge Farm continues to operate as an animal sanctuary where residents can snuggle up with baby cows, do yoga with baby goats or purchase fresh produce from Organic Heirlooms.

Dual enrollment program at Upper Dublin High School

Students attend the Upper Dublin School District, which earns an A from Niche and has an average student-teacher ratio of 13-to-1. The district contains four elementary schools, one middle school and one high school—all of which score an A from Niche. Kids may begin their education at Fort Washington Elementary School before moving on to Sandy Run Middle School and Upper Dublin High School. The high school boasts a 97% graduation rate, and teens can earn college credit through dual enrollment courses at Gwynedd-Mercy University, Montgomery County Community College and West Chester University. Private school options include Germantown Academy, a college preparatory day school that earns an A-plus from Niche and serves prekindergarten through 12th grade. Temple University’s Ambler Campus sits in the northwestern corner of Upper Dublin, and the campus hosts the Upper Dublin Summer Concert Series on Sunday evenings in July and August.

Single-family homes, townhouses and new construction

Mature trees shade residential streets, where homebuyers will find a mix of single-family homes with manicured lawns that average just under half an acre. Traditional Colonial Revivals, Cape Cods and ranch-style homes date back to the mid-1900s, while custom-built estates embrace elements of French Country or Victorian-style design. Prices for single-family homes range from around $400,000 for a smaller ranch-style house to $1.2 million for a custom-built property. Townhouses can be found in established developments to new construction communities like Mattison Estate, where units feature open floorplans and modern appliances. Townhouses sell for anywhere from $350,000 for an older unit to $1 million for new construction. “There’s been a lot of development in Dresher,” Caparo says. “It’s unbelievable how prices have elevated with these million-dollar townhouses and single-family homes” Several tributaries of Wissahickon Creek run through Upper Dublin, and the township has historically been susceptible to flooding caused by river or stream overflows due to heavy rainfall. In January 2024, the township was rewarded $300,000 by the Watershed Restoration and Protection Program to help fund the Willow Manor Drainage project, which aims to alleviate flooding by addressing stream bank erosion issues.

Local shopping centers include The Promenade at Upper Dublin

Shopping centers are scattered throughout Upper Dublin. The Promenade at Upper Dublin is anchored by Sprouts Farmers Market, and the complex features stores like Lululemon, HomeGoods and Sephora. More shopping and dining can be found along Limekiln Pike, which runs diagonally through Upper Dublin. Favorites for dining along the thoroughfare include the Dresher Deli and Jarrettown Hotel, an intimate Italian restaurant with a spacious outdoor patio and live music on the weekends. The Dreshertown Plaza includes casual eateries like Nick’s Pizzeria and Surreal Creamery. The Willow Grove Pointe Shopping Center is less than a 4-mile drive north of Upper Dublin, and the complex has chain retailers like Walmart, Lowe’s and Sam’s Club.

Access to the Pennsylvania Turnpike

Outside of their sidewalk-lined residential streets, residents of Upper Dublin are largely car-dependent. Several major arterial roads pass through the township. Interstate 276, also known as the Pennsylvania Turnpike, and Pennsylvania Route 309 intersect in Fort Washington. PA 309 connects with Interstate 76, and residents are about a 20-mile drive from Center City and a 27-mile drive from Philadelphia International Airport. SEPTA’s Lansdale/Doylestown Line provides train service to Fort Washington station, which is about a 2-mile drive from the center of town. Residents can hop on the train and head south to Center City, among other destinations.

Proximity to the Fort Washington Office Park

Fort Washington Office Park is the township’s primary business center, located at the intersection of the Pennsylvania Turnpike and PA Route 309. The 536-acre mixed-use development is home to offices, hotels, restaurants and apartments. As of 2017, it featured 230 businesses employing over 120,000 people. The Jefferson Health - Willow Grove hospital is also centrally located off the Pennsylvania Turnpike, about a 5-mile drive from Upper Dublin.
