Upper Moreland is a suburban township located within the Philadelphia Metropolitan Area. The town spans 7.5 square miles and is situated in Montgomery County. "What draws people to Upper Moreland is convenience--interstates, shopping, parks, the city, everything is nearby," a local Realtor with Felte Real Estate says. "This is a lively community with families, retirees, and first-time homeowners. It's a bustling melting pot!"

Within the community are a number of quaint Cape Cod styles and distinguished revivals echoing colonial influences. Walking through the residential streets, you'll see multi-level houses as well as contemporary homes that feature eclectic architectural forms. The Felte Real Estate agent says that prices in the township range from $300,000 to over $1 million. In the township, properties have an average price per square foot of around $250. Generally, buyers can expect to pay more for homes over 3,000 square feet. Many of these properties are in prestigious subdivisions, such as Huntingdon Valley and Woodmont.

The township has its own school district; all three schools earned a B+ on Niche. Kindergarteners to fifth graders will head to Upper Moreland Elementary when it's time to learn. At Upper Moreland Middle, sixth to eighth graders can participate in comprehensive Music and Performing Arts courses as well as over 15 extracurricular clubs. Older students attending Upper Moreland High can also participate in creative offerings, including drama, orchestra, and jazz band. Dedicated high schoolers may enroll in the nearby magnet school, Eastern Center for Arts & Technology. Parents can also choose local private education options, Goddard School or Huntington Valley Christian Academy.

Upper Moreland has something for every outdoor enthusiast. At Mason Mills Park, athletic-leaning locals practice their skills on the sporting fields or play a rousing game of tennis, pickleball and basketball on the courts. Anglers have dedicated fishing spots, and little ones can enjoy multiple play areas, including a water feature and a mini town. Frank J. Pileggi Park has a gaga court, and furry residents can run free at Mill Creek Dog Park. The community even has smaller neighborhood parks between homes, such as Fern Village Park. To fully immerse yourself in the great outdoors, many locals will visit the nature preserve inside Pennypack Trust. At over 800 acres, the grounds have protected the marshy Pennypack watershed for 50 years. The private preserve has 11 miles of trails open to the public to admire American beech, chestnut oaks and tulip trees.

The township has a number of commercial corridors, such as the shopping plazas on County Line Road and the active Willow Grove area, considered the heart of the community. Residents may restock kitchen supplies at the GIANT supermarket or home goods at the big box stores inside Willow Grove Pointe Shopping Center. Upper Moreland also benefits from more than its fair share of dining establishments. "There are too many good restaurants to pick just one," Felte Real Estate agent says. Ben & Irv's is a Jewish-style deli serving comforting classics such as Reuben sandwiches, matzo ball soup, and sweet apple cake. At Bonnet Lane Family Restaurant, patrons can enjoy breakfast favorites like pancakes, omelets and home fries while sitting in a cozy diner atmosphere as radio tunes play in the background. Those looking for leisurely entertainment may try the green fairways of Huntingdon Valley Country Club or take in a movie at Penn Cinema. The Upper Moreland Township is a 25-mile commute to Philadelphia by Route 611.
