Upper Providence Township offers suburban and rural Pennsylvania lands
Nature trails frame and wander through Upper Providence Township, tracing the Perkiomen Creek and Schuylkill River on either side. The community of about 10,000 residents is between Phoenixville and Collegeville in southeastern Pennsylvania, where homebuyers can find a suburban – and sometimes rural – landscape away from the city. “Upper Providence Township is huge,” says Mia Bloomfield, an independent salesperson with Compass Real Estate. “There is a lot to do out there. There are good restaurants, good school districts and a lot of the area is walkable; those draw people there. It’s also a little bit less expensive; you get more bang for your buck.” Shopping is easily accessible via the Providence Town Center or the nearby King of Prussia Mall, which have more than 500 storefronts between them, and major cities within Pennsylvania, Delaware and New Jersey are all under 50 miles away.

A mix of townhouses and single-family homes in Pennsylvania
Homebuyers can mostly choose from single-family homes and townhouses in Upper Providence Township. The most common architectural styles are colonial-style homes, ranch-style homes, Cape Cods and custom-built designs. “There are a lot of places that were built in the last 20 years, and a lot of new construction is happening out there all the time,” Bloomfield says. Single-family properties typically cost between $700,000 and $1.5 million, while townhouses range from about $300,000 to $700,000.

Numerous schools within the Spring-Ford Area School District
The Spring-Ford Area School District receives an A-plus rating from Niche. Upper Providence Elementary School garners an A, as do the Spring-Ford 5/6 Grade Center and the Spring-Ford 7th Grade Center. The Spring-Ford 8th Grade Center also garners an A rating. Spring-Ford Area High School is divided into a 9th Grade Center and a 10-12 Grade Center; both receive a blanket grade of A from Niche. The high school received Advanced Placement Program School Honor Roll recognition from the College Board in 2023.
Winding trails thread their way through Upper Providence Township
Trails are the most prominent recreational feature of the community. Part of the Perkiomen Trail’s 19-mile span runs along the eastern boundary of Upper Providence Township, while portions of the Schuylkill River Trail line the water on the south and west sides. Other township trails make smaller pathways within the region. “There are bike trails and running trails with a lot of still-open space,” Bloomfield says. “Those are a draw. The Perkiomen Trail follows the creek; you start out in Malvern, and it goes all the way out.”
Locals can fish or launch boats from Lock 60 Recreation Area or see live animals at Upper Schuylkill Valley Park. Longford Park and Reynolds’ Dog Park sit on the south side. RiverCrest Golf Club & Preserve has a private, 18-hole course. In the central area of the community, the Upper Providence Little League complex and MacFarlan Park have eight baseball fields combined, along with a playground at MacFarlan.
Phoenixville and Upper Providence Township include a section of the 120 mile Schuylkill River Trail.

Providence Town Center hosts dozens of stores and restaurants
Providence Town Center sits in central Upper Providence Township, serving as the retail and dining hub of the community with about 70 tenants. Shoppers can visit anchor stores like Wegmans, Best Buy and HomeGoods for everyday needs, while diners can head to Harvest Seasonal Grill & Wine Bar, Tandoori Company or Kumo Sushi for meals. The Movie Tavern shows films and patrons can order food right to their seat while watching.
Elsewhere in Upper Providence Township, The Perky has served barbecue in a tavern-style atmosphere for over 70 years. The Mont Clare Deli & Market makes sandwiches and cheesesteaks. Renningers Farmer’s Market is a popular spot on Fridays and Saturdays for local produce. Just southwest, Phoenixville offers more options. “A lot of people are moving there because of the convenience,” Bloomfield says. “There are a lot of new restaurants in the downtown area, mostly independent restaurants. A lot of people go out there for dinner.” The King of Prussia Mall, which has more than 400 tenants, is just over 10 miles away.

Major roads link to Philadelphia and beyond
U.S. Route 422 runs through the community, connecting with Interstate 76 just south. “It’s nothing to get around,” says Jennifer Augustine, a Realtor with Realty One Group Unlimited. “There are a lot of commuters. It’s easy to get to New York, Philadelphia and even the Baltimore and Washington, D.C. areas.” Philadelphia is about 30 miles southeast. Allentown is more than 30 miles north, while Trenton and Wilmington are each over 40 miles away. SEPTA has bus stops along Route 29 in southern Upper Providence Township. Phoenixville Hospital is about 5 miles from central Upper Providence Township. Philadelphia International Airport sits under 40 miles south.
Highway 422 provides Upper Providence Township with access to I76 and downtown Philadelphia.
SEPTA busses provide convenient transportaiton throughout Upper Providence Township.

Upper Providence Township hosts seasonal events and live music
Anderson Farm Park hosts concerts on Wednesday nights during the summer, typically under the flagship Music in the Park series name. UP! Music Fest is a free event with live music, while the UPT Fall Festival has vendors and various activities. Nearby communities also have festivities throughout the year. “Downtown Phoenixville and Collegeville have festivals, where they close the streets on the weekends to traffic,” Bloomfield says.
