Set against Vallejo’s foothills and bordering Blue Rock Springs Golf Course, the neighborhood of Northgate has a quiet, peaceful feel. Vallejo’s primary shopping center is close at hand, as is the Blue Rock Springs Corridor Park, where peacocks roam freely and locals paint at the picnic tables.
While Northgate itself is established, new developments are slated for its surrounding areas. The golf course is renovating one of its two sections and adding a new clubhouse, and the neighborhood’s Costco will move a few streets over to anchor a new master-planned community called Fairview at Northgate. Construction will be complete in 2025 or 2026. Northgate includes Solano Community College Vallejo Center and Solano Community College Auto Technology Facility, and residents are minutes away from Six Flags Discovery Kingdom and the Solano County Fairgrounds.

Since it’s set in the foothills, Northgate has some of Vallejo’s most sweeping city views. Subdivisions branch off from Redwood Parkway, which runs north-to-south through the community and has bike lanes. Cul-de-sacs are lined with sidewalks and compact yards with tidy landscaping. Mission Revival and New Traditional homes with Craftsman elements can be found throughout the neighborhood, priced between $610,000 and $880,000. Homes here tend to be larger and more expensive than other Vallejo neighborhoods but more affordable than other Bay Area options; for example, the average home value in Northgate – about $750,000 – usually gets buyers four bedrooms, solar panels and over 3,000 square feet. This is about $130,000 more than the average home value in the Vallejo area. Condos clustered in the gated Belvedere community cost between $475,000 and $560,000.

Public school pipeline and highly regarded private Catholic school
Public school students may attend Wardlaw Elementary, rated B-minus on Niche, and Hogan Middle, rated C-minus. Jesse Bethel High, rated B-minus, has a winning girls' volleyball team, which took the 2024 Tri-County Athletic League Stone Division championship. However, “Vallejo has nice looking schools, and nice grounds, but the middle and high schools know they have problems,” says Andrew Urban, Vallejo Realtor with 25 years of experience. As an alternative to the Vallejo City Unified School District, Northgate is just a few miles from St. Patrick-St. Vincent High, rated A. Established in 1870, this private Catholic college prep school has a 100% graduation rate and a 99% college acceptance rate. “Not many people want the public schools, but St. Pat’s is well respected,” says Noble Griswold, 40-year Vallejo resident and Realtor who sells in Northgate.

Shopping and dining at Gateway Plaza
Gateway Plaza is a sprawling outdoor shopping center with chain stores and restaurants.
