Suburban homes surrounded by outdoor recreation and entertainment

Approximately 30 miles north of Manhattan, Valley Cottage is a sought-after residential community in the Town of Clarkstown. . Suburban streets canopied by oaks and hickories give way to residential neighborhoods, open green spaces, several lakes and quaint local establishments. While Kacy Coyle Dow, a licensed real estate salesperson with Wright Bros Real Estate Inc., who has been in the industry for almost twenty years, calls Valley Cottage “a great area to live in,” she notes that leading local industries, such as healthcare, education and manufacturing, are not the main appeal to the region. "One of its biggest draws is its proximity to Nyack. It's an attractive stepping stone into suburbia for people looking to get out of the city but who still want a walkable community with local shops and restaurants." Mass transit offers convenient commutes to Manhattan and Westchester, attracting young professionals and families looking to settle down outside the city.

Condos, townhouses and single-family homes

Valley Cottage features a mix of residential communities, including two condominium complexes -- Lake Road and Mountainview -- several townhouses and dozens of single-family homes. Quiet streets with mature foliage give way to modest 20th-century dwellings. Other roads weave past spacious 21st-century properties hidden behind the tree line. Median home prices hover around $570,000, ranging from the low-$200,000s for a one-bedroom condo unit to over $1 million for a roomy single-family home on acreage.

Shopping, dining and entertainment in Nyack

Valley Cottage is home to one small shopping center along Country Ridge Road, which includes essential services such as a grocery store, a pharmacy, a post office and a gas station. For more extensive shopping needs, the Palisades Center, one of the largest indoor malls in the region, sits just south of I-287. It offers a wide range of retail stores, restaurants, entertainment options and a movie theater.

The adjacent Village of Nyack features a walkable downtown area with local establishments. Main Street and South Broadway are home to locally owned restaurants, boutiques and specialty shops. Casual cafes, bakeries and fine-dining restaurants serve global flavors, including American, Latino, Japanese and Filipino cuisine. "Some of my favorite places include Art Cafe for a cup of coffee and La Fontana," Dow says, referring to a highly rated Italian eatery.

Nyack is also the go-to spot for year-round festivities. "They have several street fairs throughout the year, pride fests and one of the largest Halloween Parades in the region," Dow says. It's extremely community-oriented." The Nyack Street Fair fills Main Street with artisans, food vendors and live music. The Nyack Farmers Market offers fresh produce year-round on Thursday mornings, while art lovers can enjoy the Nyack Art Walk, where local storefronts transform into art galleries for the weekend in June.

Lakefront parks and hiking trails along the Hudson

Village Cottage offers all four seasons, with warm and often humid summers. Winters vary between moderately chilly and cold fronts, which can bring below-freezing temperatures and snowfall. Outdoor recreation ranges from lakeside activities to scenic trails and state parks.

DeForest Lake, an active reservoir, spans the community's west side and is open to the public for fishing and kayaking. Down the road, Congers Lake is a smaller lake with weaving waterfront trails and a large park that is home to the Congers Community Center, a playground, sports courts and an outdoor roller hockey rink.

On the east side of Valley Cottage, Rockland Lake State Park boasts additional trails around the lake's perimeter, an outdoor community pool and other amenities. Two golf courses, Championship Golf Course and Rockland Lake Executive Golf Course, sit north and south of the lake, respectively. The adjacent Hook Mountain State Park features rugged terrain with winding trails that offer scenic views of the Hudson River.

Hook Mountain borders Nyack Beach State Park. A paved walkway hugs the park's rocky shoreline and marks the southern point of the Hudson River Valley Greenway, the final section of the Empire State Trail's 750-mile-long trail system, completed in 2020. Valley Cottage residents are also 20 miles east of the Ramapo Mountains, a forested area along the Appalachian Mountain range, where miles of trails, state parks and scenic views await.
