Valley offers waterfront properties in an Omaha suburb

Valley is a small Nebraska city bordered by the Platte River. While it’s considered a suburb of Omaha, it’s well outside the city limits. “It’s small-town living, with less traffic and lower property taxes than Omaha,” says Sallie Elliott, a Realtor with Berkshire Hathaway Ambassador Real Estate, who’s been selling in the area since 2008. Luxury waterfront properties are a top draw for many of Valley’s 3,000 residents. “We have lots of sand-bottomed lakes that are just for the people who live on them, and they're all boating lakes,” says Mayor Cindy Grove.

Ranch-style homes and New Traditional builds with lake access

In the heart of Valley, narrow sidewalks lead past ranch-style homes that date from the 1950s to the ’70s. Properties typically measure under a quarter-acre and include paved driveways and attached garages. Ranch-style houses in this section sell for $250,000 to $325,000. Beyond the central residential areas, open fields and wooded patches separate properties that can measure up to a full acre. Many lakefront New Traditional houses date to the 2020s and sell for $650,000 to $950,000. Luxury custom-built homes with lake access fetch prices in the $1 million to $3 million range.
The risk of hail and winter ice storms is high in this part of Nebraska, but garages offer protection against vehicle damage. Valley’s tornado risk is also high, so buyers are advised to look for homes with full basements.

Swimming, sports and scenic walks at Valley parks

Valley City Park is a centrally located gathering spot with a swimming pool, sports courts and fields, horseshoe pits and a playground. Picnic areas and pavilions allow plenty of room for large groups, and the adjacent dog park gives four-legged family members a place to play. The walking track at Joe Roberts Arboretum shares space with the Valley Memorial Trees. Boaters and anglers can launch from Platte River Landing Park, but high water levels occasionally lead to river access restrictions. The private 18-hole golf course at The Pines Country Club is open only to members and their guests.

Students attend Douglas County West schools

Douglas County West Elementary School receives a Niche grade of B-minus, while Douglas County West Middle School receives a B. Classic films throughout summer and Valley Days in August

On Thursday evenings throughout the summer, Quasar Drive-In Theater hosts “Classics with a Cause,” bringing classic films to the big screen. Admission is free, but donations are encouraged, with proceeds benefiting local resources like the town library. August’s Valley Days celebration is a four-day event featuring a beer garden, a backyard barbecue competition, a cornhole tournament, car and craft shows, kids' activities and a street dance set to live music.

Getting to Omaha and Fremont on Route 275

U.S. Route 275 offers the best starting point for the 30-mile drive to Omaha and Eppley Airfield. Health care services are available at Methodist Women’s Hospital, about 10 miles away, and CHI Lakeside, 13 miles away. “For emergency care, Women’s is closer,” Grove says, “but you’d probably go to Lakeside for anything else.” Commuters to Fremont have a 12-mile drive, and Lincoln is about 50 miles away.

Plans are underway for a new Fareway grocery store in Valley, but in the meantime, fresh produce and other essentials are available at Dollar General. For larger grocery hauls and mall shopping, most residents head to Fremont or Omaha. Spruce Street Tavern is the spot for pub grub and cocktails, and recent addition Con Amor Latin Kitchen has earned the stamp of approval from locals. Casey’s General Store, a regional chain known for its takeout pizza, has a location on West Reichmuth Road. For upscale date nights, Salted Edge in nearby Waterloo offers lakeside dining.
