Burton Ridge is entirely residential; single-level, late-20th-century homes are the neighborhood’s predominant housing style. Ranch-style homes, single-level, vinyl-sided bungalows and split-level houses from the late 1970s and 1980s come with generous backyards and room for recreational vehicle parking. Single-level, new traditional homes from the 1990s have properties up to a third of an acre in size, fetching between $435,000 and $560,000. The neighborhood also includes Kristine Pointe, a newer subdivision with larger, multi-story new traditional homes constructed in the mid-1990s. These builds cost between $550,000 and $700,000 — along with monthly homeowners association fees around $10 — though they don’t come on the market as often as the older homes in the neighborhood.

Seven kinds of mac and cheese at Charlie’s
Across the interstate, a few local hangout spots offer warm food, cold beer and community. Grady’s Public House is an Irish bar serving staple meals like fish and chips, bangers and mash, as well as cottage pie — a version of shepherd’s pie filled with ground beef instead of lamb — that comes with Irish soda bread. Farther north, Charlie’s Sports Bar & Grill has comfort food covered, with seven variations of skillet mac and cheese and seven kinds of loaded fries. Its entrée menu is creative too, with unique combinations like the peanut butter bacon burger. For groceries, there’s a Safeway next to Grady’s Public House, and WinCo Foods is a few miles west.

Interstate 205 connects to Portland and its airport
Burton Ridge sits along the west side of Interstate 205, which connects the neighborhood to several key destinations. Slightly south of the neighborhood, the interstate crosses Washington state Route 14, which leads west to downtown Vancouver, about 10 miles away. As it continues south, Interstate 205 crosses the Columbia River into Oregon, passing the Portland International Airport on its way into the “City of Roses.” Northeast Burton Road is the neighborhood’s second major thoroughfare, and it leads to shopping centers both east and west of Burton Ridge. C-TRAN’s bus 30 has stops along the road, eventually leading to downtown Vancouver.

New amenities coming to Oakbrook Park in 2025
The neighborhood’s namesake green space, Burton Ridge Park, is a grassy meadow where dog owners can go for a quick walk that separates residential streets from busy Interstate 205. Less than 2 miles north, Oakbrook Park stretches across 13.6 acres. Though picnic benches, a playground and two tennis courts are the park’s sole amenities, the city of Vancouver has plans for the green space. Pickleball courts and a nature play area that will include a hill slide, rock scramble and a rope structure are to be installed by the summer of 2025. West of the park, the private Royal Oaks Country Club is considered one of the state’s top courses. “It’s well known for its golf course,” says Nikki White, a broker with Knipe Realty who is also a member of the club. “My fiancée has been a member there for almost 35 years.” Nearby, Meadowbrook Marsh contains the easternmost stretch of the Burnt Bridge Creek Trail, which travels around 8 miles west until it reaches Vancouver Lake.

Multiple musical extracurriculars at Evergreen High
Students in the neighborhood may start their education at Marrion Elementary School, which earns a C grade from Niche. From there, they may move forward to Cascade Middle School, which also earns a C, before potentially enrolling at the C-plus-rated Evergreen High School. Students have more than 25 extracurricular activities to choose from, including orchestra, choir and music jam club. The school’s College and Career Center helps teenagers secure job shadowing opportunities and internships, as well as scholarships and financial aid for college.
