Quiet northwest Vancouver suburb surrounded by water
Felida is a quiet northwest Vancouver suburb of about 10,000 residents, sprawling between Lake River and Salmon Creek on the eastern side of Vancouver Lake. “Generally, people are not traveling through Felida to get to another neighborhood,” says Leigh Calvert, a broker with Cascade Hasson Sotheby’s International. “The roads are a little quieter, and it has less of a hustle-buzz feel about it. It’s more laid back and residential.” The area has access to regional parks and trails, shopping centers with staple Felida restaurants and some of the highest-rated schools in the Vancouver Public Schools district.
New traditional homes and seventies ranchers in Felida
New traditional homes with farmhouse or Craftsman details built starting in the 1990s through the 2020s comprise most of the housing stock in the city. These homes sell anywhere from $550,000 to over $1 million, with prices largely depending on size and acreage. Older constructions in Felida consist of ranch-style and split-level homes from the 1970s, ranging from $450,000 to $650,000. “It had an affluent building period, so it has big, beautiful houses,” Calvert says. “But the initial generation is from the split-home era.”
Creed Coffee and casual lunch at Mahoney’s
“You’re also a short walk from Farrar’s Bistro, which is a go-to spot,” Calvert says. Located in the heart of Felida, the Farrar’s Bistro serves upscale American fare on a charming patio enclosed by hedges decorated with fairy lights. The Shops at Erickson Farms shopping center at the far south end of Felida is another dining hot spot. Creed Coffee Co. crafts locally roasted coffee, espresso drinks, frappes and smoothies, which can be enjoyed with pastries, bagels or breakfast sandwiches. Mahoney’s Public House serves casual handhelds and has an impressive lineup of craft beers on tap, and the shopping plaza’s eateries are interspersed with salons and 18 Shots, an indoor facility that simulates over 700 courses. Residents can travel south along the interstate to Hazel Dell for big-box stores and grocers, like Walmart, WinCo Foods and Target.
Salmon Creek Greenway Trail leads to beachy recreational area
Felida Community Park hosts Salmon Creek Soccer Club games and practices, and the green space welcomes children to its two play areas with a rainbow arch. Felida also has access to extensive trail systems, like the Salmon Creek Greenway Trail, which traces the wooded edge of the city and continues east for about 4 miles. “It follows Salmon Creek—which holds no salmon—and heads down to Klineline Pond, which has a beachy set up with volleyball and a pier almost going into the pond,” Calvert says, referring to the Salmon Creek Regional Park. “When you get to the Felida end, you look back, and you get a picturesque view of Mount Hood along the greenway trail.”
Two well-rated school pipelines service Felida
Most public-school students in Felida may begin their educations at Felida Elementary School, while those who live in the far southwestern part of the city may enroll at Lake Shore Elementary School. Both schools receive B-plus grades, and students from each come together for grades six through eight at B-rated Jefferson Middle School. Most students who attended Felida Elementary can enroll at B-plus-rated Skyview High School, while most who started at Lake Shore Elementary are zoned for Columbia River High School. The latter scores an A-minus and offers an application-based International Baccalaureate Diploma program.
Interstate 5 runs to downtown Vancouver and Portland
Felida is about 5 miles west of Interstate 5, which runs through Hazel Dell and downtown Vancouver before crossing the Columbia River into Portland. Lakeshore Avenue also traverses the city, heading toward downtown Vancouver in the south and connecting to Ridgefield in the north. A C-TRAN route connects Felida to Vancouver’s 99th Street Transit Center farther east, where commuters can catch other services to downtown Vancouver and downtown Portland.
Low crime score and mild weather in Felida
Felida has a CAP Index crime score of 1 out of 10, which is considerably lower than the national average of 4. Properties that are near Vancouver Lake, Lake River or Salmon Creek are at a higher risk of flood damage.
