Single-family homes on large lot and contemporary-style townhouses

Ranch-style and split-level houses from the 1960s and 1970s run along most of this neighborhood's winding residential streets. They sit atop larger, 10,000-square-foot lots with enough room for a large driveway, a handful of trees, a fenced-in backyard and an above-ground pool. This suburban setting gives way to tightly packed cul-de-sacs lined with contemporary houses and townhouses as you head east from the interstate. Condominium and apartment complexes pop up among the small manufacturers that you'll find in an industrial area closer to the neighborhood's southern end. Two-bedroom units in one of these condominium complexes fetch $300,000 to $400,000, while the stand-alone houses range between $400,000 and $550,000 regardless of their age or lot size. Only the neighborhood's denser subdivisions have sidewalks, and they quickly disappear before they reach the end of a block. Fir, cedar and maple trees tower above the neighborhood's houses and add to the shade provided by the smaller, flowering trees people have planted on their lawns.

Smaller class sizes at Orchards and Fircrest elementary schools

Niche gives Evergreen Public Schools a B rating. The C-rated Orchards Elementary School serves Kevanna Park's northern end, while Fircrest Elementary School, which has a C-plus, serves its southern end. Respectively, these two schools boast a student-teacher ratio of 13:1 and 10:1, so your children will start their academic careers with smaller classes than you'd expect to find in other parts of a state where the average student-teacher ratio is about 17:1. Cascade Middle School serves the southern part of the neighborhood and Covington Middle School serves its northern half; both schools have C ratings.
