Bordered by Interstate 205 and the State Route 500 expressway, Kevanna Park is a triangle-shaped neighborhood in northeast Vancouver that offers a mixture of housing with easy access to a handful of parks and the Vancouver Mall. It's also served by two elementary schools with student-teacher ratios outperforming the state's average.

Ranch-style and split-level houses from the 1960s and 1970s run along most of this neighborhood's winding residential streets. They sit atop larger, 10,000-square-foot lots with enough room for a large driveway, a handful of trees, a fenced-in backyard, and an above-ground pool. This suburban setting gives way to tightly packed cul-de-sacs lined with contemporary houses and town houses as you head east from the interstate. Condominium and apartment complexes pop up among the small manufacturers that you'll find in an industrial area closer to the neighborhood's southern end. Two-bedroom units in one of these condominium complexes fetch $300,000 to $400,000, while the stand-alone houses range between $400,000 and $550,000 regardless of their age or lot size. Only the neighborhood's denser subdivisions have sidewalks, and they quickly disappear before they reach the end of a block. Fir, cedar, and maple trees tower above the neighborhood's houses and add to the shade provided by the smaller, flowering trees people have planted on their lawns.

Orchards Elementary School serves Kevanna Park's northern end, while Fircrest Elementary School serves its southern end. Respectively, these two schools boast a student-teacher ratio of 13:1 and 10:1, so your children will start their academic careers with smaller classes than you'd expect to find in other parts of a state where the average student-teacher ratio is about 17:1. Cascade Middle School serves the southern part of the neighborhood. Covington Middle School serves its northern half. And all of Kevanna Park's students will finish their K-12 academic careers at Evergreen High School, which received a B- on Niche.com.

The 6.3-acre Kevanna Park offers a buffer between the expressway and the neighborhood's northern subdivisions. Those looking for more than this park's basic playground should head east towards the Beaver Marsh Nature Preserve or north towards the Orchards Community Park. Both parks feature hiking trails that take you through a relatively dense forest.

The Vancouver Mall and the Vancouver Plaza Shopping Center sit just outside the neighborhood's northwest corner at the junction of I-205 and State Route 500. These two retail destinations offer two movie theaters, a handful of big box and department stores like Target, and restaurants like the Vancouver Mall's Voodoo Doughnut franchise, Ichi 28 Teriyaki, and The Noodle Bar Thai Street Food restaurant. A shopping center surrounding the Northeast 28th Street Safeway at the neighborhood's southeast corner offers even more restaurant options like Grady's Public House, Kim's Grill Teriyaki, and the Muchas Gracias Mexican Restaurant.

Kevanna Park may look like a small triangle on a map that people forgot about when they designed the city of Vancouver. But with a variety of housing and a location close to three shopping centers, it's also a great place to call home.
