Lakes, mature trees and wildlife near Venice
Twenty-five miles south of Sarasota, Chestnut Creek Estates is a deed-restricted Venice suburb offering single-family homes and duplexes set around a series of small lakes. “It’s a unique community,” says Vickey Roa, a Realtor with Century 21 - Schmidt Real Estate, who has over three years of experience. “You go around Circle Lake, and the various communities veer off.” Some subdivisions, like the Isles, Patios and the 55-plus Villas, offer shared amenities, including pools and clubhouses, but Circle Lake is open to all residents. “It’s very popular, even for people outside of the community, to just sit or walk around the lake,” Roa says. “There’s wildlife galore — an osprey couple comes back every year to have their little ones.” Shopping and dining are less than a mile away along Jacaranda Boulevard, and Venice Beach is 7 miles away. “People enjoy the camaraderie — it’s a friendly neighborhood,” Roa says. The overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4.
Sarasota County Schools receive high marks from Niche
Chestnut Creek Estates is part of Sarasota County Schools, rated A overall by Niche. Local kids may start at Garden Elementary, before moving on to Venice Middle and Venice High — all of which earn an A-minus. At the latter, teens can pursue their passions in career and technical education courses, like engineering, health sciences and culinary arts. Just outside the neighborhood, the B-rated Venice Christian School offers private education for kids in kindergarten through Grade 12.
Birding, beaching and neighborhood amenities
“People are walking their dogs and biking pretty much any time of the day,” Roa says. Circle Lake is lined with live oaks, palm trees and a half-mile, paved walking path. “There’s a rookery and benches, so you can sit and watch all the wildlife,” Roa says. “There’s a plethora of birds — great blue herons, ibises, spoonbills. You’ll see ducks waddling with little ducklings following.” The 55-plus Villas have a heated pool and courts for shuffleboard and tennis, and the Patios and the Isles have clubhouses with pools. At the Patios’ clubhouse, there’s billiards and table tennis, while the Isles’ clubhouse includes a library and courts for pickleball, tennis and shuffleboard.
Three miles away, the 36-acre Woodmere Park features a dog park, picnic areas with grills and sports like basketball, tennis and horseshoe. “There’s also many beaches to choose from,” Roa says. “Venice Beach is probably the most popular.” Venice Beach is a go-to spot for a tan, a boating day or sand volleyball. The beach is also known for its fossilized shark teeth, which eagle-eyed beachgoers can hunt for in the sand.
Community events in the Patios, Villas and Isles
In the Patios, Villas and Isles, there are social events throughout the year. “Events are in specific communities, not all of the communities,” Roa says. “They’ll have social events like breakfast luncheons, sewing clubs, mahjong, bridge — just various activities.” In the Villas, there are daily water aerobics classes, a monthly board game night and occasional get-togethers like summer cookouts by the pool. “For Christmas, they’ll decorate the clubhouses,” Roa says.
Shopping and dining along Jacaranda Boulevard
Venice Pines Plaza is less than a mile away along Jacaranda Boulevard with groceries at Winn-Dixie and a handful of small businesses, including a gym, a veterinarian and nail and hair salons. For breakfast here, Peaches is a local chain serving up homestyle favorites like buttermilk banana nut pancakes, biscuits ‘n’ gravy and sugar-dusted French toast topped with berries. L’Olive is a date-night spot with Mediterranean staples like baba ghanoush, lamb shish kebabs and pistachio baklava.
A mile up the road at Jacaranda Commons Shopping Center, there's locally roasted coffee at Black Gold Coffee Roasters. British Open Pub is another highlight here, offering traditional English fare like bangers and mash, fish and chips, and meat pies, as well as weekly trivia. Nearby, there are a handful of fast-food spots for a quick bite, including Taco Bell, Starbucks and Culver’s.
Suburban homes with mature landscaping
Tree-lined and dotted with lakes, Chestnut Creek Estates offers single-family homes and duplexes from the late 20th century. “Each community has its own little niche,” Roa says. “The Villas are duplexes and the Manors tend to be larger lots and larger homes.” In the Patios and 55-plus Villas communities, homes are typically Spanish-inspired, while most other neighborhood homes are minimal traditional or ranch-style. “Most of them are mason block homes with stucco,” Roa says. Common features include attached garages, grassy yards with trees and the occasional private pool. “The typical lot is less than a quarter-acre, but the larger subdivisions might get up to a half-acre,” Roa says. “Many homes have a lake or retention pond view.”
Monthly homeowners association fees range from about $50 to $300. “The master HOA takes care of all the trees along Canopy Road, the lakes and the little signs,” Roa says. “And then of course, the amenities — heated pools, shuffleboard, tennis and pickleball courts.” Duplex prices typically range from $250,000 to $400,000, while single-family homes range from $400,000 to $700,000. The median price here is $400,000, compared to $425,000 overall in Venice.
Getting around from Chestnut Creek Estates
Center Road provides easy access to Interstate 75, which leads 25 miles north to Sarasota; Jacaranda Boulevard connects with U.S. Route 41 into downtown Venice, 5 miles away. Neighborhood streets are sidewalk-lined, but there aren’t any bike lanes or public transportation here. Venice Municipal Airport is 5 miles away, and Sarasota Bradenton International Airport is 33 miles away; Sarasota Memorial Hospital is 25 miles away.
Environmental concerns and flood insurance
Chestnut Creek Estates isn’t in a flood zone, but Roa recommends flood insurance. “I always suggest to my buyers that even though you’re not in a flood zone, you might want to consider flood insurance,” Roa says. “If you go through FEMA, it’s not expensive.” In 2024, Hurricane Milton impacted Venice, and many local beaches and businesses were closed for weeks or months while the city underwent repairs. “Last year was a hard year, but overall, the Chestnut Creek community has fared well,” Roa says. “You’re not required to have flood insurance, but living in Florida, it’s always suggested.”
