What you can expect, living in Venice
Venice, or Venice Township, is a rural community well-located near a few central Michigan cities. The spacious township has farms, few homes and traffic-free county roads, giving the impression that it's at least an hour's drive from any big city. Still, Flint, Owosso and Lansing are a reasonable drive away. If you're looking for spacious yards, added privacy and a small-town atmosphere while staying close to employers, shopping centers and attractions, Venice might be a good fit.
Venice is quiet and rural, and staying that way
Aside from those in a manufactured home community and in the Village of Lennon, homes are spread out along county roads, backed by farms, forests or fields. "It's a real small-town vibe here," says Morgan Beilfuss, a Realtor with The Home Office Realty and top seller in the area. Venice is rural, with no significant housing developments filling the empty land, like in Clayton Township and Flint Township. Housing styles include Cape Cods, farmhouses, early-1900s cottages and ranch-style homes from the middle of the century. Some homes stay in the same family for generations, and those listed for sale open the community to a whole new clientele. "There's a mix of first-time buyers, young families and new commuters moving to Venice," Beilfuss says.
Because homes are far apart, they rely on private wells and septic systems, which Beilfuss says are subject to mandatory county inspections whenever people buy or sell a home. Consumers Energy is the local supplier of electricity and gas.
Home prices and how they compare to nearby townships and cities
"One of the really great things about Venice Township, and just this area in general, is that the housing is affordable compared to the rest of the country or closer to the nearby cities," Beilfuss says:
- Homes range from below $100,000 to the high $300,000s, with those built in the latter half of the 20th century being among the more expensive. Properties with many acres are also on the higher end of the scale.
- Land sells from well below $100,000 for about one acre, to the mid-$300,000s for 10 acres of tillable or developable land.
- Prices are slightly higher than in Owosso or Corunna, but lower than in townships closer to Flint, including Gaines, Clayton Township and Flushing Township.
- Property taxes are also lower in Venice Township than in Flint or Owosso.
You can commute to a nearby city or work remotely from Venice
If you live in Venice, you can expect between a 15-minute and 50-minute commute to work. "Being centrally located near a few cities is great," Beilfuss says. "Families living here can have one spouse commuting to Lansing, and the other to Flint, and it works well." Interstate 69 goes through the southeastern corner of the township, connecting the area to those two cities. If you work remotely, you can rely on Frontier, Spectrum or T-Mobile for internet and phone service.
Where Venice children might go to school
Michigan offers school choice, and students can attend public schools in participating districts. "It's an option that's nice to have for families that move halfway through a school year or want their kids to go to a specific school," Beilfuss says. Students who stay in their district, however, attend either Corunna Public Schools or Durand Area Schools. While Corunna Public Schools is rated slightly higher, both districts are rated much higher than Flint Public Schools. "They also both have a Future Farmers of America (FFA) chapter, which is a unique thing that is culturally fitting for these more rural townships," Beilfuss says.
Daily necessities and where to find them
The Village of Lennon has a gas station, a dollar store, a car shop and a library, as well as some locally owned restaurants. For more variety and grocery shopping, however, you'll head east or west. "Venice is right in this spot between Genesee County and Shiawassee County, so you have either to choose from for shopping, restaurants and things to do," Beilfuss says. Costco Wholesale opened south of Flint in 2025, and Owosso has grocery stores, fast-food chains, department stores and home improvement centers just a few miles west.
Flint and Owosso have events and attractions
Living between the two counties, you're also a short drive from outdoor recreation, attractions and community events. "Flint has an awesome farmers market, the Flint Institute of Arts, a planetarium and an impressive children's museum," Beilfuss says. Closer to home, the Lennon Lions Community Park has baseball diamonds, a playground and a picnic shelter.
