You’re close to the beach, but still just minutes away from the trails at Harmon Canyon.”

The community has more than 2,000 households, with Mediterranean-style builds, modern traditionals and ranch-style homes. Additionally, many of the yards in Juanamaria are dotted with palm trees and have well-maintained, low-water-use landscaping. “The neighborhood is a bit more affordable compared to the surrounding hillside communities,” Rutledge says. Single-family homes range from $700,000 to $1.4 million, while two-to three-bedroom condos can go for $550,000 to $670,000.

Nearby sports facilities and the Ventura Aquatics Center

Career and Technical Education at Ventura High
Juanamaria Elementary School lies in the center of the community and earns an overall B-plus from Niche. Balboa Middle School has a B and offers more than a dozen extracurriculars for students to consider, from gaming and drama clubs to Battle of the Books. The northern section of Juanamaria is served by Ventura High School, which receives an A-minus, while the neighborhood’s south side has B-plus-rated Buena High School. Both schools provide a variety of career and technical education pathways that allow students to earn hands-on experience and industry-relevant skills, with options including culinary arts, welding and environmental resources.
Ventura High School serves students in grades 9th through 12th and received a A- from Niche.
