Viera West layout incorporates parks, new homes and conveniences

Viera West is immersed in the larger master-planned community of Viera, defined by its contemporary subdivisions, neighborhood parks and convenient retail and restaurant access at the Avenue Viera shopping center. This area has exploded since the 1990s into one of Brevard County's more sought-after areas, with seemingly no end in sight as it continues to add amenities for its growing population. "I would say it's one of the preferred areas when you move to Brevard County," says Cartama Ramos-Crafton, a Viera resident of about 25 years and Realtor with Denovo Realty. "It's just attractive because it's so well planned." It's also immersed in Space Coast beaches, events and high-tech jobs.

Housing mix varies from condos to luxury estates

The mix of apartments, condos, townhouses and single-family homes creates a wide price range. Condos may cost between $150,000 to $300,000. Townhouses and duplexes typically run between $270,000 to $510,000. Single-family homes vary from modest villas to luxury estates, with prices starting around $350,000 and reaching into the multiple millions. HOA fees factor into monthly costs. Mediterranean, Spanish Colonial and modern influences are common themes throughout the area. Subdivisions are often in easy reach of pedestrian paths and shared amenities such as clubhouses. The up-and-coming Viera Town Center project will add rental options with a seven-story apartment complex. It will also include an amphitheater and a food truck park.

Brevard schools earn top marks and offer career-prep tracks

Brevard Public Schools in the area earn A ratings from Niche. Younger students can attend Viera Elementary, which earns an A, Quest Elementary or Manatee Elementary, which both earn A-minus grades. Viera Middle School opened in 2024 to serve the growing student population. The new campus features modern classroom equipment. Viera High School earns an A-minus and offers academies of communication, art and design and business and finance. Ramos-Crafton says highly-rated charter schools, like the A-minus-rated Viera Charter School, which serves kindergarten through eighth grade, are also sought after by families.

Neighborhood parks, regional park, zoo and beaches are close to home

Subdivisions often have their own amenities such as playgrounds, racquet courts, green spaces and clubhouses, where social clubs can gather. The sprawling Viera Regional Park is a sports hub with baseball, softball, soccer, tennis and pickleball facilities. The United States Specialty Sports Association's Space Coast Complex has served as the spring training facility for the Florida Marlins, and today hosts various professional slow-pitch and fast-pitch tournaments. Ramos-Crafton describes the nearby Brevard Zoo as an intimate and interactive experience with chances to zipline, feed giraffes and visit with over 500 animals. The Space Coast's 72-mile stretch of coastline is accessible a few miles east.

Upscale shoping and local dining at the Avenue Viera

The Avenue Viera, the area's shopping and dining hub, is centered on the Viera West side. Upscale retailers such as Lululemon and Loft anchor the open-air mall, which has a brick-paved park in the center. The dining scene includes fast-casual eateries, sit-down chains such as LongHorn Steakhouse and local spots. Twenty-eight North Gastropub serves elevated pub fare such as fish and chips, craft cocktails and a rotating selection of locally and nationally brewed beers. New businesses such as Costco and Publix Supermarket are keeping pace with the area's growth.

Space Coast events include fairs, concerts and rocket launches

Viera Regional Park hosts themed markets on the first Friday of every month with food trucks and local vendors. Signature regional events include the Space Coast Music Festival, which spans a range of genres, and the Space Coast Art Festival, which showcases over 100 local and national artists. Brevard's most popular event, the Space Coast State Fair, features traditional fair food, rides, a haunted house and a variety of free shows. Rocket launches are regular spectacles. "Every time I see it I'm still impressed," Ramos-Crafton says.

Cars and golf carts are go-tos for getting around

Locals can access schools, Publix and other community amenities by car or golf cart. Viera East and West sit alongside Interstate 95, connecting them to communities throughout Florida. Stadium Parkway and Lake Andrew Drive are local north-south routes through the area, and the Pineda Causeway leads east to the beaches. Space Coast Area Transit provides public bus routes throughout the region. Out-of-town travelers can fly to Atlanta, Charlotte, Cincinnati, Allentown, Pittsburgh and Minneapolis from Melbourne Orlando International Airport, about 20 miles south. HealthFirst's Viera Hospital serves medical needs, including emergency care, on the community's south side.
