Villa Park’s homes tell the story of its past. A few Spanish-style haciendas and early farmhouses remain from the early 1900s, when orange groves dominated the area. The large selection of houses from the 1960s and ’70s highlights the community’s rapid growth during those decades. Over the years, some homes have been renovated or replaced to suit new owners.

Many Villa Park properties include pools. Lots here tend to be more spacious than in other parts of Orange County, which is a major draw for buyers. “There’s a very tight inventory,” says Steve Thomas, Realtor with Thomas Real Estate, who has over a decade of experience in the area. “There’s a trend toward less density, and Villa Park is exactly that.” Sales typically range from around $1.5 million to nearly $5 million.

Strong public and private school options in Villa Park

Villa Park is part of the highly rated Orange Unified School District. Some students go to Villa Park High School, which gets an A rating from Niche and offers more than 25 Advanced Placement courses. Nearby private options include Orange Lutheran High School, also rated an A on Niche.

Commuting to Anaheim or LA

While bike lanes make it easy to get around the city, most residents depend on cars for everyday travel. Drivers can take Villa Park Road to link up with nearby State Route 55. Anaheim is less than 10 miles away, and the commute usually ranges between 15 and 35 minutes, depending on traffic. Irvine is about the same distance and travel time. It’s roughly a 35-mile trip to Los Angeles, but it can take nearly two hours during peak drive times. Another option for getting to Downtown LA is to catch the Metrolink from the station in Orange.

Running errands and dining out at the Villa Park Town Center

The Villa Park Town Center is home to a Ralph’s grocery store and several small businesses, including:

Where Villa Park residents go to stay active

Because many properties stretch close to half an acre, people often have room to relax in their own yards. In addition, the city has a few shared spaces, including Villa Park Knowles, a landscaped path that’s popular for morning runs and dog walks. You can follow the path to connect with the 6-mile Santiago Creek Bike Trail. Beyond that, the local middle and high schools’ sports facilities double as community recreation areas. The Cerra Villa Middle School fields are used for Little League games and summer camps, while Villa Park High School’s pool hosts a swimming school and a water polo club.

Grijalva Park, in Orange, has sports fields and a playground. On weekends, some locals head to the Irvine Regional Park, a few miles away, which has a lake, equestrian trails and picnic areas. It’s home to the Orange County Zoo and the Irvine Park Railroad. Also nearby is Santiago Oaks Regional Park, with trails leading through an old orange grove and more than 1,200 acres to explore.
