Vinita Park

Located in St. Louis County

$127,913 Average Value

Vinita Park is a small, unassuming city in northern St. Louis County that nonetheless features stellar examples of early 1900s architecture tucked away in its residential pockets. The city, of about 1,700 people, has homes that date as far back as 100 years ago, and its location among a cluster of other small- and medium-sized St. Louis County towns means modern conveniences can be found a few minutes in any direction.

The appeal of Vinita Park starts with the houses, says Jenah Realty Group agent Nancy Harrison. The city’s homes, most of which were built on either side of thoroughfare North and South Road, follow no architectural pattern; rather they are a blend of Queen Anne homes from the first decade of the 20th century, ‘20s Craftsmans, and ‘40s Tudors, known as gingerbreads for their color and exterior ornamentation. Harrison says Vinita Park is an ideal community to locate a starter home, especially since houses with more than 1,000 square feet of living space can be found for around $100,000. Two-bedroom homes are listed for around $75,000, while three- and even four-bedroom houses can be scooped up in the low $100,000s. Don’t expect to find new construction in Vinita Park, Harrison adds. “If you’re looking for an older, beautiful home you can make into something, a lot of people go into Vinita Park to renovate.”

Children attend school through eighth grade less than a mile outside Vinita Park at Washington School. The combined elementary and middle school opened in 1930, but the Normandy Schools Collaborative district has modernized the campus by adding a new library and a Science, Technology, Engineering, Arts and Math Studio. Starting in ninth grade students will attend Normandy High School, 3.5 miles away.

The compact town boasts an expansive greensward in Mayor James W. McGee Municipal Park. It has all the basic elements of a city park: a pair of tennis courts, a basketball court, a playground and an open field. But the park is far from ordinary. It’s usually teeming with activity, from preschool class picnics to pickup basketball games to high school reunions.

Though few restaurants or shops stand in Vinita Park, it’s a breeze to hop onto Page Avenue on the city’s south end or Midland Boulevard on the north side and cruise to nearby options. For example, Midland Boulevard winds directly to LaJoy’s Coffee Cafe. If the aroma of citrusy Nicaraguan coffee isn’t enough to entice you inside, maybe the words, gooey, butter Danish, emblazoned in gold letters on the shop window will tempt you. As promised, the coffee house serves up butter Danishes along with club sandwiches, fresh wraps and caffeinated concoctions. Meanwhile, Page Avenue leads you to the retail centers half a mile away in the neighboring city of Overland. Pull in to take care of weekly grocery trips at Schnucks or home improvement projects at Home Depot.

Vinita Park residents get to reap the benefits of having these establishments down the road while enjoying the luxury of returning to their cloistered community.
