Rural escape near Virginia Beach
Tucked away along the banks of the North Landing River lies the Blackwater area of Virginia Beach. This neighborhood offers a rural lifestyle where local farmers, hunters, and fishermen find solace amidst the acres of countryside. While Virginia Beach is often associated with its lively oceanfront, about 20 miles away, Blackwater provides a refuge from the bustle of the city, characterized by its tight-knit community and verdant landscapes. Locals have to travel outside the area to pick up groceries, but locally owned businesses like the Blackwater Trading Post provide spots for residents to come together and enjoy good food.
Fishing, hiking and exploring North Landing River
Locals get in touch with nature at the North Landing River Natural Area Preserve. This wetland reserve is Virginia’s largest nature preserve, spanning 3,441 acres of opportunities to kayak, fish and hike. Residents can immerse themselves in the beauty of native otters and deer while kayaking or paddleboarding and embark on bass fishing adventures along Alton’s Creek. “We are avid outdoorsmen; we love to hunt, fish and give back to our community,” Cleanthes says. Parents who want to get their kids outside visit Blackwater Park. Kids can hang out on the playground while their parents relax at the covered picnic table nearby.
Farmers cultivate Blackwater
The Blackwater area is home to several thriving farms contributing to the community’s self-sufficiency and connection to the land. From equestrian farms to herbalists, the residents of Blackwater do it all. Vickie Shufer, the owner of Wild Woods Farm, says, “Blackwater is like a little secret; a lot of the people here have cows, chickens, pigs and goats — we are a homestead community.” Wild Woods Farm specializes in growing coastal Virginia’s native plants and cultivating medicinal herbs. Their commitment extends beyond farming as they educate visitors on identifying, growing and utilizing plants in teas, vinegars and salves. “In Blackwater, we keep things low-key and local,” Shufer says. Future residents won’t find cul-de-sacs or paved sidewalks here.
Ranch homes and farmhouses welcome residents
Most residents live in large farmhouses with large lots, some with enough space for a horse stable and garden. Others choose sprawling brick ranch homes. In Blackwater, home prices range from $500,000 for a newly constructed unit with four bedrooms, over 2,000 square feet and an attached garage to over $1 million for a family estate with over 3,000 square feet and acres of land. More homes are being built, but most were built in the 1980s and 1990s. “There are developers and people building new homes,” says Jamie Young, a Realtor with Berkshire Hathaway HomeServices—RW Towne Realty.
Locals meet up at Blackwater Trading Post
At the heart of the community lies the Blackwater Trading Post, a locally run gas station serving the area for over a century. Aristotle Cleanthes, the owner of Blackwater Trading Post, says, “I’ve been coming here since I was a kid; I just bought the store in February 2022, but I’ve been in the restaurant business for over 12 years.” This local store provides everything from groceries, fuel and boat launches to southern home-cooked meals. “We serve bacon egg and cheeses, hot honey frog legs, Carolina Gold Crabby Wings and specialty ice creams,” Cleanthes says. The trading post also offers a mini marina and a well-stocked supply of bait and tackle, ensuring that locals can indulge in their favorite pastime. For daily groceries, locals travel to Target, Walmart or Harris Teeter off U.S. Route 168. Residents can also see what fresh produce Cullipher Farms has at their farmers market.
Blackwater schools get an A
Young kids attend Creeds Elementary School, which opened its doors in 1848 and receives an A-minus from Niche. Students later move on to the A-rated Princess Anne Middle School. The boys’ varsity soccer team at the A-rated Floyd E. Kellam High School recently won their first state title.
Driving Princess Anne Road to Virginia Beach
Drivers heading up to Chesapeake take U.S. Route 165. Princess Anne Road takes drivers to central Virginia Beach for a day on the town or the shore. Because homes sit spread out in Blackwater, residents rely on their cars to get around.
